  • Interview and make recommendations for potential staff members.
  • Counsel, coach, discipline, and train staff members as needed.
  • Develop scopes of work for small improvements/services and seek out qualified contractors to bid on work.
  • Develop and maintain relationships with vendors, negotiating pricing and collaborating on approved vendor lists.
  • Determine weekly units make-ready and service request schedules and coordinate with the Community Manager for additional requests and prioritization.
  • Complete weekly daily maintenance employee schedules and assignments.
  • Check work progress of each maintenance employee, providing immediate assistance and instruction as needed.
  • Coordinate, schedule, and respond to resident/Management requests and service requests for occupied apartments.
  • Responsible for 24-hour emergency maintenance service as scheduled.
  • Use work order requests and schedules to establish priorities, determining requests or emergencies that should be top priority and assigning work orders equally to maintenance technicians.
  • Monitor the completion of order requests to limit callbacks.
  • Repair/replace appliances, plumbing systems, air conditioning/heating/electrical systems as needed.
  • Monitor the number of times a specific repair must be repeated, determining a course of action.
  • Coordinate, schedule, and prepare vacant apartments for move-in.
  • Coordinate and schedule appropriate safety and skills training for maintenance employees.
  • Identify and correct hazardous community conditions.
  • Coordinate, schedule, and perform preventive maintenance on equipment and apartments.
  • Order supplies and manage maintenance budgets.
  • Assist with hazardous weather problems, fires, floods, etc.
  • Other functions as assigned by the Regional Manager.
Requirements:
  • High School diploma or equivalent, some college or trade school preferred.
  • 4-5 years progressively responsible experience in the maintenance/repair of HVAC systems, mechanical and electrical systems, plumbing, and grounds in multi-family developments.
  • At least 2 years of supervisory experience.
  • Basic knowledge in MS Office, Word, Excel, Outlook.
  • Experience with any property management software (i.e., Yardi, Appfolio, MRI, etc.) preferred.
  • Freon recovery certification/EPA Certification Min Type II.
  • Certified Apartment Service Technician (CAMT) preferred.
  • Valid Driver's License required to complete essential functions of the position.
  • Certifications in boilers, plumbing, HVAC, journeyman license, use of fire extinguisher, and first aid preferred.
  • Must have training in compressor diagnosis, appliance repair, etc.
  • Must have certifications/permits required by city or state to perform job responsibilities.
  • Carpentry skills required.
  • Physical Requirements: While performing the duties of this job, the employee is regularly required to walk; stand; use hands to finger, handle, or feel; and talk or hear.
  • The employee is frequently required to stand; reach with hands and arms; and stoop, squat, kneel, crouch, or crawl.
  • Ability to work outside in all weather conditions, including seasonally hot or cold temperatures and inclement weather.
  • The employee must frequently lift and/or move up to 50 pounds.
