Mobile Loaves & Fishes (MLF) is a community outreach initiative dedicated to fostering a culture of service towards individuals experiencing homelessness since 1998. Based in Austin, Texas, MLF supports its homeless community through three primary programs: Truck Ministry, Community First Village, and Community Works. Community First Village is a unique 51-acre development that offers affordable, permanent housing and a nurturing environment for individuals transitioning out of chronic homelessness. MLF is in the process of expanding its community to welcome over 1400 new residents in the coming years.


Role Summary

The Janitorial Manager plays a crucial role within the Grounds & Facilities department at Community First Village (CFV), a distinctive residential property designed to provide housing and dignified employment opportunities for individuals who have faced chronic homelessness. This vibrant community includes a variety of tiny homes, Park Model RVs, offices, and commercial spaces, accommodating over 500 residents and staff.

This position is responsible for overseeing Janitorial Coordinators and a diverse team of independent contractors, ensuring the cleanliness and maintenance of CFV facilities. The ideal candidate will possess strong organizational skills, attention to detail, and a commitment to fostering positive relationships within the community.

This is a full-time, non-exempt role reporting to the Director of Grounds & Facilities. Due to the nature of the responsibilities, typical working hours are Monday through Friday, with on-call availability required during weekends and holidays.


Key Responsibilities

  • Lead and inspire a team of Janitorial Coordinators.
  • Manage the hiring, onboarding, and supervision of new Janitorial Coordinators.
  • Effectively delegate tasks to ensure timely completion and adherence to established standards.
  • Develop and implement written procedures and processes to scale and sustain the janitorial program.
  • Oversee the documentation and contracts for independent contractors.
  • Manage inventory and storage of janitorial supplies.
  • Ensure training is provided to Janitorial Coordinators and contractors, facilitating clear communication with the Facilities Team regarding work requests.
  • Conduct regular quality assessments of facility cleanliness and address any recurring issues promptly.
  • Coordinate with other staff for additional or special cleaning needs.
  • Monitor equipment and supplies for safety compliance, reporting any unsafe conditions.
  • Participate in weekly team meetings and other necessary gatherings.
  • Perform additional duties as required.

Qualifications and Skills

  • Alignment with MLF's mission and values, with a commitment to serving individuals experiencing homelessness.
  • High school diploma or equivalent.
  • 5-7 years of experience in managing janitorial services for commercial, institutional, or residential properties.
  • Ability to train and manage a diverse group of contract workers with varying skill levels.
  • Experience in commercial cleaning and inventory management is advantageous.
  • Knowledge of cleaning equipment and best practices.
  • Strong interpersonal skills and a positive attitude.
  • Excellent communication and organizational abilities.
  • Proficient in Microsoft 365 applications for effective communication and documentation.
  • A valid driver's license is required.

Work Environment

  • Physical ability to lift a minimum of 50 lbs.
  • Capability to stand, climb, stoop, kneel, or crouch, and navigate the property.
  • Exposure to various weather conditions and potential hazards associated with cleaning operations.
  • Moderate noise levels, with occasional high noise exposure expected.
