Job Title: Make Ready

The Make Ready/Painter will be responsible for ensuring the physical condition and readiness of all rental apartment units prior to occupancy. This includes painting apartment interiors and exteriors, as well as performing repairs related to interior walls and doors.

Key Responsibilities:
  • Perform all repairs related to interior walls and doors, including patching sheet rock, taping and floating, applying texture, and sanding and re-varnishing doors.
  • Paint and touch up common areas as needed or scheduled by supervisor.
  • Check locks and keys, re-key if necessary, and check weather stripping, replacing or repairing as needed.
  • Check the operation of doors and windows, ensuring their secure and correct operation by testing them and repairing as needed.
  • Check the condition of carpet, floor tile, and repair or replace as necessary.
  • Check walls, patch and/or repair as necessary.
  • Check electrical fixtures, replacing bad lights, plugs, switches, etc.
  • Check plumbing, hot water heater, drain lines, supply lines, faucets, commode, tub, shower, and repair when necessary.
  • Test smoke alarms and replace if defective.
  • Check the operation of appliances, reporting defective appliances to the Service Manager-Supervisor when unable to repair.
  • Change A/C filter, check coils, and clean if necessary.
  • Caulk counter tops, sinks, bathtubs, etc. as needed.
  • Maintain a written status board and use a make ready checklist.
  • Perform written resident work orders as assigned by supervisor.
Requirements:
  • High school graduate or GED.
  • Paint sprayer and maintenance experience required.
  • Apartment Make Ready experience preferred.
  • Valid Driver's License required.
