Job Summary

We are seeking a highly skilled Maintenance Technician to join our team. As a key member of our maintenance team, you will be responsible for ensuring the preservation and upkeep of our properties, as well as the safety of our maintenance personnel. This is a challenging and rewarding role that requires a strong attention to detail, excellent communication skills, and the ability to work independently.

Key Responsibilities
  • Travel between properties to assist local maintenance teams and ensure timely completion of tasks
  • Work with the maintenance team to schedule and prioritize maintenance activities, including make-readies and service requests
  • Monitor and expedite emergency tasks, ensuring prompt attention to critical issues
  • Communicate assignments to the maintenance team and monitor workload to ensure timely completion
  • Coordinate and perform preventative maintenance on community and apartment appliances and equipment
  • Manage the make-ready process, including walking vacant apartments, communicating with vendors, and monitoring progress
  • Identify and address repeated maintenance issues, working with the team to determine causes and solutions
  • Complete service requests, including repairs and replacements of appliances, plumbing systems, and HVAC systems
  • Accurately record maintenance activities in OneSite, including service requests, preventative maintenance, and make-ready of vacant apartments
  • Identify and address safety hazards, reporting issues to the Community Manager as needed
  • Provide input on employee performance evaluations, employee compliments, and corrective counseling needs
  • Assist the Community Manager in recruiting and interviewing potential maintenance team members
  • Train, develop, and mentor the community's maintenance staff
  • Complete written property safety audits and maintain accurate records
  • Monitor and manage maintenance budgets, providing input on annual budgets as needed
  • Assist with grounds keeping, pool maintenance, housekeeping, and other tasks as required
Requirements
  • High school diploma or equivalent required; 2+ years of experience as a maintenance technician in residential community management preferred
  • Certified Apartment Maintenance Technician (CAMT) certification preferred but not required
  • EPA Type I, Type II, or Universal certification and CPO certification strongly preferred
  • Must have certifications/permits required by city or state to perform job responsibilities
  • Valid driver's license required for travel to and from supply stores, other communities, and off-site locations
