POSITION SUMMARY:


The Facilities Maintenance Specialist operates under general oversight to execute a range of tasks aimed at the upkeep and repair of buildings and structures.

Responsibilities encompass carpentry, painting, locksmithing, plumbing, electrical work, heating, ventilation, and air conditioning (HVAC), along with other related activities as necessary.


This entry-level role within the Facilities Maintenance Worker classification reports to the Facilities Operations Supervisor or Manager and may receive guidance from Facilities Technicians I and II.

Individuals in this position may autonomously conduct routine carpentry, painting, HVAC, electrical, and plumbing maintenance and repair tasks, while also assisting Facilities Technicians I in the restoration and reconfiguration of buildings and their components.

Assignments, goals, work methodologies, and procedural steps are generally outlined. Quality checks are embedded within work processes, with frequent reviews to ensure adherence to instructions.


Assigned responsibilities may necessitate travel throughout the area in response to requests for building repairs or modifications.

This role often involves working on uneven, sloping, slippery, and unpaved surfaces, utilizing ladders, accessing crawl spaces, and performing tasks both indoors and outdoors, with exposure to varying levels of noise, temperature, weather conditions, and humidity, as well as proximity to electrical systems, mechanical equipment, gases, fumes, dust, and chemicals.


KEY RESPONSIBILITIES:

Carpentry and Metal Work:
Conducts rough and finish maintenance carpentry and plastering on both commercial and residential properties.

Installs wooden shelving units.

Repairs and replaces doors, windows, building hardware, fencing, and gates.

Performs general maintenance repairs and construction on roofing systems.

Handles floor covering tasks.

Painting:
Prepares surfaces for painting.


Utilizes brushes, rollers, and spray equipment to apply paints, metal primers, and lacquers on a variety of interior and exterior surfaces.


Plumbing:


Inspects, installs, troubleshoots, and repairs plumbing fixtures and components, including rebuilding flush valves, sink faucets, and valves.


Electrical:
Inspects, installs, troubleshoots, and repairs electrical fixtures, equipment, and related apparatus, including changing ballasts.

HVAC:
Performs preventive maintenance on heating and air conditioning units and associated equipment.

Changes filters, blowers, and condensing fan blowers.

Note: Duties do not encompass refrigerant recovery.

Additional Responsibilities:
Constructs, assembles, transports, installs, and/or repairs facility furnishings and fixtures.

Cleans and maintains tools, equipment, materials, and work areas.

Other duties as assigned.
