Position Summary:We are currently seeking a Lead Cost Consultant with a strong background in large-scale Life Sciences construction projects. This role will serve as the primary liaison with our clients, ensuring that projects are executed efficiently and meet high standards of excellence. As a vital member of our team, you will contribute to shaping the future of Life Sciences through effective cost management and estimating support for capital construction projects.
Key Responsibilities:- Develop and present comprehensive cost estimates and planning documentation.
- Collaborate with design teams and construction managers to refine cost estimates.
- Engage with project managers to gather updates and prepare cost estimate revisions.
- Coordinate various sources of cost information for effective discussions.
- Oversee contract adjustments and track reasons for changes.
- Manage the project budget, ensuring adherence to client protocols.
- Gain familiarity with the Client Work Breakdown Structure and manage custom WBS within cost reporting tools.
- Utilize client templates to maintain accurate project forecasts, interfacing with vendors and site personnel.
- Leverage existing client SAP reports for data gathering and cost reporting.
- Prepare monthly and quarterly management reports, including variance cash flow analyses.
- Maintain Change Management and Risk Tracking tools effectively.
- Assist in reconciling changes and ensuring data accuracy with construction managers.
- Negotiate change orders throughout the construction lifecycle.
- Participate in post-contract cost variance management and change control processes.
- Update project cash flow in the Client's Capital Planning System (CAPS).
- Review invoices and payment applications from vendors and general contractors.
- Establish project metrics and prepare presentations for stakeholders.
- Conduct monthly risk analyses and integrate findings into project forecasts.
- Support tracking of internal labor charges across various locations.
- Develop and implement necessary work processes and procedures.
- Provide written feedback on submissions from construction managers.
- Manage cost impact assessments and commitment tracking for accurate reporting.
- Prepare funding data presentations and monthly project status reports.
- Generate estimates during the design phase, delivering updated cost plans at key milestones.
- Offer commercial insights during design evaluations and value engineering initiatives.
- Review contractor pricing and lead negotiations to secure fair contract terms.
- Conduct quantity surveying, cost control, and change management throughout the project lifecycle.
- Ensure effective management of post-contract cost variances and change control.
- Oversee cost auditing and valuation processes.
- Prepare monthly forecasting updates and project status reports.
- Facilitate timely negotiations and agreements on final accounts.
- Bachelor's degree in construction management, cost management, quantity surveying, engineering, or a related field.
- A minimum of 5 years of experience in a construction cost management role.
- RICS accreditation or progress towards it is advantageous but not mandatory.
- Experience with large-scale Life Sciences projects or similar endeavors.
- Proven track record in leading cost management for medium to large construction projects.
- Strong understanding of construction industry practices, including procurement routes and value management.
- Experience working within complex team environments.
- Familiarity with cost controls on projects exceeding $10 million is desirable.
- Experience in earned value management and work done reconciliation.
- Proficiency in cost control and estimating software is highly desirable.
- Direct experience in the construction industry is essential, with preference for candidates with Life Sciences experience.
