Job Summary

We are seeking a qualified Maintenance Supervisor to lead our maintenance team. The successful candidate will oversee community operations, lead the maintenance team selection and training process, supervise maintenance staff, and manage maintenance budgets and inventory.

Key Responsibilities
  • Oversee community operations, including market surveys, property management insights, and construction team collaboration.
  • Lead the maintenance team selection and training process, recruiting and hiring service staff in partnership with the Property Manager.
  • Supervise and direct all aspects of maintenance operations, including delegating tasks, scheduling, training, and providing coverage for absences and vacations.
  • Manage maintenance budgets and inventory, ensuring adequate supplies for repairs and monitoring monthly expenses.
  • Prepare and execute annual maintenance budgets and capital projects, as well as implement preventive maintenance programs.
  • Maintain a clean and organized work environment, including maintenance shops and storage areas.
  • Identify and address safety concerns, hazardous conditions, and maintenance needs in the community.
  • Manage the make-ready process, including walking vacant apartments, communicating with vendors, and monitoring progress.
Requirements
  • Must be able to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, major appliances, pool equipment, and other property systems.
  • Work with the Construction team to secure solutions and required repairs for warranty items.
  • Exceptional customer service and interpersonal skills, with the ability to work well with residents, leasing, construction, vendors, suppliers, and other professionals.
  • EPA certification Type I and II, or Universal and CPO certification required.
  • Must have certifications/permits required by local, city, or state to perform job responsibilities.
  • Certified Apartment Service Technician (CAMT) a plus.
Work Environment
  • Ability to work inside or outside and in varying weather conditions.
  • Must have a valid driver's license, dependable transportation, and be able to accommodate a rotating on-call schedule and work a varied schedule, including weekends and holidays as required.
  • Physical demands include walking, climbing stairs, sitting, or standing for long periods, and occasionally lifting up to 50lbs.
