Job Title: Regional Manager

At Aldon Management, we are seeking a highly skilled and experienced Regional Manager to join our team. As a Regional Manager, you will be responsible for overseeing the operations of our apartment portfolio, with a focus on optimizing revenue and net operating income (NOI), asset preservation, and creating a positive work environment.

Key Responsibilities:
  • Manage portfolio financial performance by creating and achieving annual operating budgets, monitoring expense control, and analyzing monthly Profit and Loss Statements to identify areas for improvement.
  • Monitor and make recommendations for revenue plans, delinquencies, deposit procedures, resident reimbursements, and processing of payables to ensure the best interest of the company.
  • Examine turnover procedures for damage assessment, turnover costs, and fees associated with the preparation of statements of security deposits.
  • Make recommendations for capital improvements and deferred maintenance, ensuring all tasks are completed on time and within budget.
  • Approve property invoices timely and ensure property checks are cut accordingly.
  • Review delinquency weekly, including detailed delinquency reports as required, and approve and monitor credits, concessions, and write-offs submitted by communities.
  • Coach Regional Managers and Community Managers on actions required to collect rents, manage expenses, and provide training as needed.
  • Review and analyze monthly financials in an accurate and timely manner, working with accounting to ensure all necessary AME items are completed and any discrepancies are reconciled.
  • Lead due diligence projects for property acquisitions or dispositions, and assist with feasibility studies of new acquisitions or development, including site evaluation, financial analysis, due diligence, and developing marketing plans.
Requirements:
  • BA or BS or CPM preferred.
  • 5-7 years of multi-site experience required.
  • 10 years of experience in direct supervision of five or more team members and 5 years of experience in supervising three or more communities.
  • Excellent knowledge of local county, city, state, and federal laws, guidelines, and ordinances.
  • Well-versed in the eviction process for a portfolio of properties. Strong computer skills, including Microsoft Word, Excel, Outlook, and RealPage.
  • Experience with a diverse portfolio is preferred.
  • Ability to walk apartments and grounds, including steps and climbing stairs. Occasionally requires lifting 20 pounds or less.
Compensation:

$110,000 - $125,000 Yearly Salary
