Pre-Construction Project Coordinator

The Pre-Construction Project Manager will be responsible for analyzing and interpreting project information to assemble budgets, bids, and proposals. This role requires occasional travel and reports to the Vice President of Construction.
Key Responsibilities- Evaluate bid requests and prepare detailed cost estimates.
- Input and adjust quantities with high accuracy and review project documents.
- Manage client relationships and quantify material costs, man-power hourly costs, and sub buy-outs for assigned projects.
- Lead team in creating proposals and bids, develop bid documents, and prepare detailed take-offs.
- Present budget and value engineering ideas to owners and design teams.
- Prepare detailed bid scopes for trade packages, manage bid lists, and coordinate with trade partners.
- Review subcontractor submittals, assist with subcontractor buy-out, and assemble quantities into project management tools.
- Work collaboratively with project teams to phase assigned projects, attend design development meetings, and participate in project team meetings, client meetings, and JSRs.
- Communicate with clients to foster successful and ongoing relations.
A degree in Engineering or a related technical degree is preferred but not required. The ideal candidate will have 5-7 years of estimating experience, advanced math skills, and the ability to visualize in 2D and 3D. Fluency in reading plans, specifications, and related project documents is essential. Strong communication, teamwork, dependability, and attention to detail are also required.
Technical skills in Procore, MS Excel, and MS Office are necessary for this role.
Physical DemandsThe Pre-Construction Project Manager will be required to walk, climb stairs, sit, and stand regularly. They will also need to talk and hear at normal levels, see with close vision, distance vision, color vision, peripheral vision, and have the ability to adjust focus. The noise level in the work environment can often be loud.
