Job Summary

The HVAC Technician II will support the Maintenance Manager in the preventative, corrective, and general maintenance of HVAC systems. The successful candidate will have a strong background in commercial air conditioning, including chillers, water pumps, cooling towers, air handlers, package units, split systems, exhaust fans, and heat pumps.

Key Responsibilities
  • Perform preventative maintenance on HVAC systems per CMMS scheduling, including changing filters and belts, cleaning cooling and heating coils, and lubricating bearings on pumps and fans.
  • Install lighting ballasts and bulbs as needed per CMMS work request.
  • Assist in repair, adjustment, and maintenance of refrigerants, heat exchangers, HVAC equipment, and systems, electrical, emergency backup systems, and hot water systems.
  • Analyze the operation of various systems, determine the cause of problems/malfunctions, and take corrective action as required.
  • Support occupant satisfaction processes by ensuring clients are informed about the status of their request in a timely and accurate manner.
Requirements
  • High school diploma or equivalent.
  • Must be 18 years of age.
  • Trade School Certification a plus.
  • Computer literate.
  • 2+ years in experience with commercial air conditioning.
  • Valid State Driver's License.
  • CFC Universal Certification a plus.
Work Environment

The Maintenance Technician II will work in a fast-paced environment with regular exposure to moving mechanical parts and risk of electrical shock. The individual must be able to tolerate adverse rooftop working conditions due to climate and extreme temperature changes.
