Position Overview:
We are looking for a dynamic and experienced Superintendent to oversee our construction projects. The ideal candidate will have a strong background in podium mixed use, multi-family, and commercial construction. This role is crucial for ensuring projects are executed efficiently, on time, and within budget. The Superintendent will manage all aspects of construction, including coordinating workers, materials, and equipment, while ensuring compliance with specifications and schedules.
Key Responsibilities:
- Lead and manage construction projects from inception to completion.
- Conduct thorough project reviews to schedule deliverables and estimate costs.
- Monitor compliance with building and safety regulations on-site and off-site.
- Coordinate construction workers and subcontractors effectively.
- Assess daily work progress and address any issues promptly.
- Proactively plan to mitigate potential problems.
- Negotiate contracts, draft agreements, and secure necessary permits.
- Analyze and manage project risks.
- Ensure adherence to quality construction standards and techniques.
- Oversee the planning and execution of construction tasks in alignment with project timelines.
- Prepare comprehensive reports on job status for internal and external stakeholders.
- Collaborate closely with the project team to maintain and update schedules using P6 Scheduling.
- Utilize Bluebeam for project submissions and Requests for Information (RFIs).
- Implement cost control measures to ensure project profitability.
- Ensure efficient and effective use of project resources.
- Maintain a safe and healthy work environment by enforcing safety codes.
Qualifications:
- Minimum of 5 years of experience as a Superintendent in the construction sector.
- Demonstrated experience in construction management, particularly in podium mixed use, multi-family, and commercial projects.
- Advanced understanding of construction management processes, techniques, and methodologies.
- Expertise in building products, construction details, and relevant regulations and quality standards.
- Comprehensive knowledge of all aspects of the construction process.
- Familiarity with construction management software, especially P6 Scheduling and Bluebeam.
- Ability to maintain a broad perspective and plan effectively.
- Competent in managing conflicts and crises.
- Exceptional time management and project management skills.
- A degree in construction management, architecture, engineering, or a related field is preferred.
- Experience with parking garage construction is advantageous.
- Strong communication and negotiation skills.
- Proven leadership and management capabilities.
