Job Summary

We are seeking a highly motivated and experienced Leasing and Marketing Specialist to join our team at The Michaels Organization. As a Leasing and Marketing Specialist, you will be responsible for developing and implementing marketing strategies to attract prospective residents and convert them into actual residents. You will also be responsible for achieving occupancy goals for the property.

Key Responsibilities
  • Greeting and Answering Questions: Greet and answer questions from prospects and current residents in a professional and positive manner.
  • Developing Marketing Strategies: Develop both print and internet marketing and advertising strategies to attract prospective residents.
  • Daily Follow-up: Conduct daily follow-up on guest cards to ensure that all leads are being pursued.
  • Outreach Marketing: Participate in outreach marketing activities, distribute flyers, advertising and marketing materials to promote the property.
  • Move-in Process: Facilitate the move-in process, including touring models or vacant units, setting up mini-models as needed, promoting the property and lease signing.
  • Application Verifications: Assist with application verifications to ensure that all necessary documentation is complete.
  • Marketing Surveys: Conduct marketing surveys to gather feedback from current residents and prospects.
  • Competitor Research: Conduct research on competitors to stay up-to-date on market trends and best practices.
  • Marketing Reports: Complete marketing reports to track the effectiveness of marketing strategies.
  • Compliance: Conduct all business transactions in accordance with Michaels policies and procedures, and in compliance with Fair Housing, Americans with Disabilities Act, Fair Credit reporting Act and all Federal and State laws.
Qualifications
  • Experience: Two or more years' experience in marketing, leasing, and customer service.
  • Education: High School Diploma required, any college level marketing course work preferred.
  • Skills and Abilities: Excellent communication and organizational skills, creative with regard to developing innovative and effective marketing presentations, detailed oriented regarding applications, verifications and compliance, and ability to work a flexible schedule.
Working Conditions

Primarily an office position, but must have the ability to take prospective residents to tour models and vacancies as well as distribute flyers and advertising materials. Must be able to work a flexible schedule, including evenings and weekends when required.
