The position also involves responding to inquiries from taxpayers and providing explanations regarding appraisal processes. Participation in dispute resolution and appeal hearings is expected. This role does not involve supervisory responsibilities.

Key Responsibilities Include:

· Execute property evaluations and investigations to identify appraisal requirements and set priorities based on property characteristics such as use, value, and location.

· Review tax documentation, land use records, property improvements, and valuation reports.

· Identify properties that require appraisal assessments.

· Conduct research and analysis of individual residential property features to estimate their impact on overall property values.

· Evaluate appraisal data and establish final property valuations.

· Investigate site data, improvement records, sanitation regulations, zoning laws, and other relevant legal documentation.

· Compile and assess construction cost data to understand its influence on property values.

· Carry out field appraisals and site inspections of properties under review.

· Perform comparative sales analyses to identify valuation determinants.

· Gather necessary data for maps, plats, and sketches utilized in appraisals.

· Ascertain the primary usage of appraised properties.

· Document professional assumptions and any limiting conditions.

· Identify comparable sales data and make necessary adjustments to valuations.

· Estimate the value of site enhancements.

· Determine the most suitable appraisal methodology (cost or market) for residential properties.

· Verify information in title and ownership records, inspection reports, market models, and other relevant sources.

Working Conditions:

Work hours may occasionally exceed 40 hours, including weekends. Office-based environment. Outdoor work required. Lifting requirements are minimal, typically under 15 pounds. Travel is necessary; a valid driver's license is required. Proficiency in appraisal methods for residential properties. Knowledge of construction, mapping, GIS, and cadastral systems. Familiarity with property sales and valuation procedures. Strong research and analytical skills. High level of accuracy and attention to detail. Conflict resolution skills. Proficiency in Microsoft applications and other database tools. Effective written, verbal, and interpersonal communication skills.
