Position Summary:

Coughlin Property Management LLC is in search of a dedicated and skilled Maintenance Technician to enhance our team. This role is integral to the upkeep of our expansive multi-family residential complex, ensuring a safe and pleasant living environment for all residents.

Core Responsibilities:

  • Diagnose and resolve maintenance issues effectively, implementing sustainable solutions.
  • Perform a variety of maintenance tasks, including but not limited to electrical, HVAC, plumbing, and general repairs; assist with landscaping duties as necessary.
  • Oversee and evaluate the quality of work completed by external contractors.
  • Participate in mandatory on-call rotations for urgent repairs or maintenance needs.
  • Execute snow removal tasks as directed, with early morning availability.
  • Respond promptly to all service requests, particularly in emergency situations.
  • Maintain consistent engagement and productivity throughout work shifts.
  • Conduct daily inspections of the property, addressing any issues to ensure a safe and clean environment for residents and visitors.
  • Complete all required training sessions and meetings.
  • Foster positive interactions with residents of diverse backgrounds.
  • Uphold professional standards for staff appearance and conduct.
  • Arrive punctually and prepared for all scheduled shifts.
  • Provide advance notice for any absences.
  • Communicate professionally in all interactions, including emails and messages.
  • Perform regular property inspections, reporting any suspicious activities or security concerns.

Qualifications:

  • General knowledge of electrical systems, HVAC, plumbing, and mechanical equipment.
  • Excellent communication and customer service skills to effectively engage with residents and team members.
  • Strong time management abilities, capable of adapting to changing tasks.
  • Reliable transportation and a valid driver's license.

Physical Demands:

  • Ability to lift and transport heavy objects.
