Position Summary
The Facilities Maintenance Manager is responsible for overseeing the maintenance operations of the property, ensuring a safe and well-maintained environment. Candidates should possess a strong background in general maintenance, including appliance repair, light carpentry, plumbing, and electrical systems. A commitment to safety protocols and the ability to manage time effectively in high-pressure situations are essential. Participation in an on-call emergency program is required. A current journeyman or higher license in Heating and Air Conditioning is mandatory, along with extensive experience in plumbing, appliance repair, and general maintenance tasks.
Key Responsibilities
- Conduct major, minor, and routine maintenance tasks efficiently and professionally. Ensure all service requests are addressed daily, with accurate documentation of work performed.
- Foster positive relationships with residents and staff through effective communication and a friendly demeanor.
- Inspect vacant units and complete necessary make-ready checklists, coordinating with management to ensure quality standards are met.
- Oversee special projects as assigned by management.
- Maintain the exterior of the property, ensuring cleanliness and adherence to company standards.
- Assist with tenant improvements and manage the scheduling of maintenance staff to ensure timely completion of tasks.
- Implement preventative maintenance measures and maintain accurate records.
- Manage inventory and order necessary supplies while maintaining a well-organized work environment.
- Negotiate with vendors and contractors to obtain competitive pricing and coordinate service schedules.
- Respond to emergency maintenance requests as needed.
- Collaborate with management to align maintenance goals and objectives.
- Adhere to safety standards and perform regular clean-up of work areas.
Reports directly to the on-site manager and oversees maintenance personnel in their absence. Collaborates with property management and external service providers.
Qualifications
- High school diploma or GED.
- Two years of relevant experience in property management or a related field preferred.
- Proficiency in MS Office applications, including email, Word, and Excel.
- Strong organizational skills with the ability to prioritize tasks effectively.
- Excellent communication skills, both verbal and written.
The role requires regular standing, walking, and lifting of up to 25 pounds, with occasional lifting of heavier items. Vision capabilities include close and distance vision, along with depth perception.
