Maintenance Supervisor Job Description

At Grand Peaks, we are seeking a highly skilled and experienced Maintenance Supervisor to join our team. As a key member of our maintenance team, you will be responsible for ensuring the physical integrity of our properties, maintaining a safe environment, and cultivating high resident satisfaction.

Key Responsibilities:

  • Conduct regular property inspections to identify and address potential safety hazards and maintenance issues.
  • Supervise and coordinate maintenance activities, including make-readies, repairs, and preventative maintenance.
  • Develop and implement effective systems for timely and efficient handling of resident service requests.
  • Manage inventory of parts and supplies, and ensure 24-hour emergency maintenance coverage.
  • Maintain accurate records of maintenance activities, including service requests, preventative maintenance, and repair/replacement of major equipment.
  • Conduct move-out inspections and return signed reports to management within four days.
  • Perform routine maintenance and repairs, including moving and repairing appliances, equipment, and furniture as needed.
  • Ensure maintenance and storage areas are clean and secure, and maintain a professional appearance.
  • Comply with all state and local laws, and follow company policies and procedures.
  • Adhere to all safety procedures and guidelines, including OSHA and Fair Housing requirements.
  • Assist other employees in apartment management functions as needed.
  • Maintain awareness of community budget and participate in budgeting and financial planning.
