Job Overview

We are seeking a skilled Property Manager to oversee the management of our residential properties.

The ideal candidate will play a key role in maintaining tenant satisfaction, preserving property value, and achieving financial goals.

Key Responsibilities
  • Develop and implement effective marketing strategies to achieve occupancy goals.
  • Manage and control advertising budgets to optimize property visibility.
  • Process applications, conduct applicant follow-ups, and facilitate property tours.
  • Negotiate, prepare, and enforce leases in accordance with company policies.
  • Collect security deposits and ensure the premises are ready for new occupants.
  • Maintain detailed records and ensure compliance with relevant laws and regulations.
  • Establish appropriate rental rates through market research and cost analysis.
  • Prepare and distribute monthly statements, ensuring timely payments and collections.
  • Minimize rental arrears and coordinate default proceedings when necessary.
  • Oversee property maintenance, repairs, and capital improvement projects.
  • Manage tenant/resident relations by addressing complaints and concerns promptly.
  • Orient new tenants to the property and enforce occupancy policies.
  • Direct and evaluate property staff, ensuring proper maintenance and meeting owner objectives.
  • Prepare and analyze financial reports, budgets, and variance reports.
Requirements
  • Bachelor's degree preferred.
  • Proven experience in property management or related field.
  • Understanding of financial and accounting principles.
  • Strong knowledge of marketing and customer service principles.
  • Familiarity with budgets, financial statements, contracts, and agreements.
  • Proficiency in MS Office and property management software.
  • Knowledge of relevant local, state, and federal legislation and regulations.
  • Real Estate License required in some states.
  • BOMA industry-standard designations may be advantageous.
  • Excellent communication and interpersonal skills.
