Maintenance Supervisor

**Job Title:** Maintenance Supervisor
**Estimated Salary:** $55,000 - $75,000 per year
At Drucker and Falk LLC, we are seeking a highly skilled Maintenance Supervisor to join our team. As a key member of our community management staff, the successful candidate will be responsible for ensuring the physical upkeep of our properties.
**Responsibilities:**
- We are looking for a supervisor who can train and direct maintenance staff members in performing their duties efficiently and effectively.
- The ideal candidate should have experience in hiring and terminating employees in accordance with company policies.
- Counseling and documenting maintenance employees to improve their work performance is also a crucial aspect of this role.
- Scheduling and assigning personnel routine maintenance tasks is another critical responsibility.
- Providing emergency maintenance coverage at all times and being on call status to respond to emergency work orders is essential.
- Maintaining a safe working environment by adhering to safety protocols and conducting regular safety meetings with staff.
- Inspecting buildings, grounds, and common areas to identify needed preventative maintenance and potential safety hazards.
- Maintaining a clean, organized shop and equipment storage area compliant with OSHA regulations.
- Performing necessary maintenance and repairs in apartments with work orders.
- Ensuring that all work orders are completed within 24 hours.
- Preparing vacant apartments for occupancy following company guidelines.
- Scheduling contractors for maintenance-related work and securing bids and proposals as directed.
- Following established budgetary guidelines and purchasing directives.
- Maintaining operating manuals, warranty records, and other materials related to inventory and parts replacement.
- Staying up-to-date with industry developments, including new products and cost-effective repair methods.
- Maintaining high standards of resident relations.
- Completing and submitting monthly preventative maintenance sheets.
**Requirements:
- A high school diploma or equivalent is required, with one to three months of related experience and/or training.
- The ideal candidate should possess current certifications, such as CFC and HVAC certification.
- Ongoing knowledge of OSHA regulations and SDS standards is essential.
