Job Overview
The Operations Manager - Maintenance is primarily accountable for overseeing and managing operations for the occupied homes within their assigned portfolio, including the financial performance related to maintenance in their respective markets. The Operations Manager - Maintenance provides leadership and guidance to maintenance team members in their designated areas.
Key Responsibilities include, but are not limited to, the following:
- Comprehend the market's target metrics, objectives, and overall vacant portfolio performance to effectively direct the team and drive results.
- Enforce and manage team adherence to schedules, policies, processes, and procedures to ensure optimal performance and a consistent customer experience.
- Serve as a training and quality control resource to guarantee proper workflows for all market AMM-O's and maintenance coordinators handling occupied work orders.
- Ensure that all inventory related to van stock and supplies is monitored and optimized for performance.
- Oversee daily driving behavior of occupied technicians to maintain proper upkeep of company vehicles.
- Forecast and manage occupancy timelines, as well as oversee the acquisition and disposition processes.
- Ensure that all team members receive adequate training and possess the necessary tools to succeed.
- Exhibit exceptional knowledge of Tricon's policies, processes, and initiatives.
- Promptly alert all relevant management/parties of any potential habitability, legal, escalated resident concerns, or HR issues.
- Communicate effectively and promptly any company updates, financial results, and new objectives with team members.
- Collaborate with and support the Centralized Review team on project evaluations.
- Scrutinize all relevant daily, weekly, and monthly reporting for accuracy.
- Work collaboratively with the Operations Manager Vacant to ensure all team timelines, expectations, standards, and goals are met, providing support and assistance with communication when necessary to ensure cohesive team functionality and prevent gaps in resident experience.
- Audit SODA/scope documents for accurate resident chargebacks.
- Create a clearly defined roadmap for team members to assist them in meeting company expectations and achieving their personal goals.
- Hold self and team accountable to all budgets, goals, metrics, and company initiatives while demonstrating Tricon Guiding Principles in all interactions.
- Deliver exceptional customer service to both internal and external customers, exceeding company standards.
- Collaborate cross-functionally with other departments to resolve issues, provide insights and creative solutions, and offer feedback on current processes and tools when necessary.
- Prior property management experience is required.
- Ability to analyze multiple data sets and make sound business recommendations accordingly.

- Outstanding communication skills, both written and verbal.

- Knowledge of Yardi is preferred.
- BA/BS preferred or equivalent experience.
- At least 5 years of residential management experience, preferably in single-family homes.
- Demonstrated attention to detail.
- Basic financial acumen.
