Key Responsibilities:

The responsibilities of the Preconstruction Project Manager include:

  • Delivering conceptual budgets to clients promptly, even with limited design details.
  • Interpreting complex plans and specifications to create precise and comprehensive estimates for selected bids.
  • Evaluating subcontractor proposals to confirm the completeness of the scope of work.
  • Managing multiple project pursuits concurrently through effective multitasking and prioritization.
  • Employing critical path scheduling techniques and software to accurately determine project durations for client proposals.
  • Participating in client meetings and interviews, contributing to the development and occasionally leading presentations.
  • Supporting awarded projects as needed, which may involve estimating change orders and maintaining client relationships.
  • Exhibiting a strong sense of urgency and upholding the highest ethical standards to reinforce company culture.
  • Assisting other members of the preconstruction team as required.
  • Completing additional tasks as directed by supervisors.
  • Enhancing existing relationships and establishing new connections with clients, architectural and engineering partners, and subcontractors.

Qualifications:

The ideal candidate will possess:

  • A Bachelor's degree in Construction Management, Architectural Engineering/Design, or a related field.
  • A minimum of 5 years of experience in preconstruction project management within a commercial construction setting.
  • Advanced knowledge of preconstruction processes and estimating methodologies.
  • Familiarity with construction contract terminology and the ability to assess associated risks.
  • Exceptional organizational, time management, and problem-solving skills.
  • Strong interpersonal skills with a proactive approach to client engagement.
  • Excellent verbal and written communication capabilities.
  • The ability to interpret and understand construction documents.
  • A track record of producing high-quality work independently in a dynamic environment.
  • Proficiency in Microsoft Word, Excel, Outlook, Sage Timberline Estimating, and Primavera Scheduling, with at least 3 years of experience using Sage Timberline Estimating.
  • The ability to operate standard office equipment.
  • A valid state-issued driver's license.
  • The capacity to work Monday through Friday, generally between the hours of 7:00 a.m. and 5:00 p.m.

Supervisory Role: This position does not entail direct supervisory responsibilities but will involve mentoring and training less experienced staff to enhance their contributions to the organization.

Travel Requirements: Occasional travel may be necessary for meetings or events within a 75-mile radius of the office, as well as travel to various project sites requiring overnight stays.

Physical Demands: The role is primarily sedentary, with occasional lifting of up to 30 pounds and some standing, walking, kneeling, and climbing required.
