POSITION OVERVIEW:
This role entails overseeing and coordinating all aspects of a construction project for The Annex Management Group LLC.
The ideal candidate should possess a wealth of experience, with a minimum of 10 years in managing commercial construction operations on-site, and should be adept in all stages of construction from initial groundwork to final inspections.
KEY RESPONSIBILITIES:
Responsibilities include, but are not limited to:
1. Develop and maintain project schedules, including detailed look-ahead plans. Collaborate with the Project Manager to ensure timelines are met.
2. Allocate manpower efficiently on a daily, weekly, and monthly basis in line with the overall project schedule.
3. Ensure documentation, quality assurance, and safety protocols are strictly followed on-site.
4. Monitor project expenses through regular assessments of labor, materials, and equipment costs.
5. Receive and conduct regular inventory checks on all materials acquired by the General Contractor.
6. Assess work completed against budget estimates, utilizing historical data for comparative analysis.
7. Exhibit exceptional knowledge of construction processes.
8. Demonstrate strong field awareness and technical proficiency.
9. Ensure successful project outcomes by addressing and fulfilling all client requirements.
10. Lead and inspire team members through effective communication and team-building initiatives.
11. Supervise, mentor, and guide project-level staff, including foremen and laborers.
12. Maintain an orderly and safe job site.
13. Schedule and facilitate successful building and site inspections.
14. Cultivate positive relationships with local authorities.
15. Prepare and submit daily reports and photographic documentation using Procore, in collaboration with the Assistant Superintendent.
QUALIFICATION REQUIREMENTS:
To excel in this position, candidates must meet the following qualifications:
- Extensive field experience is highly valued; a Bachelor's degree is advantageous.
- Experience in the multi-family construction sector is essential.
- A minimum of 10 years managing commercial construction projects is required. Candidates should possess in-depth construction knowledge, strong personal management skills, scheduling capabilities, and familiarity with cost control methods.
- Proficiency in email and MS Office is necessary.
- Willingness to effectively utilize job-related technology tools is expected.
- OSHA, LEED, and other relevant certifications are preferred but not mandatory.
PHYSICAL DEMANDS:
The physical requirements for this role include:
- Frequent walking, standing, and sitting within the work environment.
- Travel to various locations for business purposes.
- Occasional overnight travel may be required.
- Observing and documenting activities on job sites.
WORK ENVIRONMENT:
The work environment characteristics for this position include:
- A dynamic office setting with varying noise levels.
- The ability to work independently as well as collaboratively within a team.
- Daily verbal and face-to-face interactions with colleagues and stakeholders.
- Regular use of computers and standard office equipment.
While on-site, employees may encounter routine job site hazards, necessitating strict adherence to safety protocols in accordance with OSHA standards.
Up to $125,000 annually, depending on experience.
