Role Summary:The Cost Manager will be instrumental in overseeing and executing cost management services. This position will involve collaboration across all sectors within our expanding New York Real Estate team, offering substantial opportunities for professional advancement and skill development.
Key Responsibilities:Pre-Contract Phase:
- Develop and conduct peer reviews of construction estimates and cost plans.
- Create project feasibility studies supported by comprehensive benchmark cost data.
- Present cost estimates and plans to the design team and clients.
- Lead value engineering discussions, providing informed recommendations on potential cost-saving measures.
- Assist in formulating procurement strategies and generate procurement reports.
- Engage actively in design team meetings.
- Prepare detailed tender analyses and facilitate post-tender clarification meetings to align bids before contract finalization.
- Review and provide feedback on contractual documents.
Post-Contract Phase:
- Evaluate pricing from contractors and subcontractors.
- Negotiate on behalf of the client.
- Validate and assess payment applications and submissions from contractors and subcontractors.
- Evaluate changes post-contract.
- Ensure that post-contract changes are managed in accordance with the change management process.
- Provide early warnings to clients regarding potential cost risks.
- Prepare and review construction financial reports at both project and portfolio levels.
- Lead the final account process, ensuring timely completion and agreement.
- 2-5 years of experience in estimating is required; comprehensive cost management experience is preferred.
- Experience in commercial construction projects is essential.
- Strong communication skills are a must.
- Excellent organizational abilities and capacity to manage multiple tasks.
- A degree in construction management, cost management, quantity surveying, engineering, or a related field is required.
- RICS accreditation is preferred but not mandatory.
Additional Information:
The salary range for this full-time position is between $110K and $130K annually. This range reflects base salary only and does not encompass the total compensation package. Turner & Townsend reserves the right to adjust the salary based on the candidate's experience and qualifications.
