Exciting Career Opportunity:
We are seeking a Preconstruction Manager at Swinerton. This role is essential for overseeing the management, coordination, and execution of preconstruction phases, offering technical expertise throughout the project lifecycle.

Key Responsibilities:
  • Oversee, manage, and guide preconstruction team members and support personnel.
  • Analyze and prepare cost models during the design development and bidding phases.
  • Create initial construction timelines for each estimate.
  • Generate progress estimates, assess material and system costs, and cultivate relationships with subcontractors and vendors.
  • Facilitate preconstruction strategy discussions, assess potential risks, and deliver variance reports.
  • Establish realistic timelines for design, approvals, estimating, and procurement activities.
  • Provide detailed scopes of work, review documentation, and ensure the accuracy of estimates.
  • Engage in client presentations, conduct cost analyses, and manage departmental budgets.
  • Build and maintain client relationships, address client needs, and provide expert recommendations.
  • Assist in the preparation of proposals, oversee contract implementation, and conduct value analyses.
  • Review and authorize estimates and schedules for various projects.
  • Utilize cost control systems and manage other assigned tasks.
Essential Qualifications:
  • Bachelor's degree in Engineering, Construction Management, or Architecture, complemented by 5-8 years of field construction experience.
  • Proven leadership, interpersonal, and problem-solving abilities.
  • Strong drafting skills, computer proficiency, knowledge of contract law, and project accounting.
  • Familiarity with project management control systems.
