This pivotal role entails overseeing, guiding, and executing strategies to optimize operational performance in managing Property Managers and their designated communities. The Portfolio Supervisor is expected to possess comprehensive knowledge of key markets, uphold equitable housing practices, and adhere to all applicable laws and regulations.

Key Responsibilities:

  • Supervise Property Managers in the formulation of marketing strategies, annual operational plans, and capital improvement budgets as required.
  • Guarantee complete adherence to any tax-credit or designated apartment units by collaborating with the assigned compliance vendor or compliance department.
  • Evaluate and authorize the procurement of supplies, services, and goods, along with payables for each assigned property that exceed the approval limits set for managers.
  • Monitor and assess operational budgets, monthly financial statements, and provide comprehensive reports on property performance, including discrepancies and occupancy rates.
  • Facilitate the achievement of optimal Net Operating Income (NOI) through effective cost management and revenue enhancement.
  • Conduct regular property evaluations, solicit vendor proposals, and submit inspection findings to the President of SREZ. Review vendor agreements prior to submission to Asset Management.
  • Perform routine audits of resident documentation to ensure precision.
  • Analyze software data for each assigned property to confirm deposit accuracy, ensure monthly billing correctness, and verify timely and accurate data entry by Property Managers.
  • Oversee the creation and execution of resident retention, marketing, and promotional initiatives.
  • Manage the eviction process of residents in accordance with legal directives and guidance from the company's legal representatives.
  • Act as a representative of SREZ and the owner during official inspections and audits.

Qualifications & Experience:

  • A Bachelor's Degree from an accredited four-year institution is preferred.
  • Bilingual proficiency in Spanish is advantageous.
  • A minimum of three years of relevant experience and/or training is required.
