About the Role

We are seeking a highly skilled and motivated Facility Maintenance Manager to join our team at KO Storage. As a key member of our operations team, you will be responsible for ensuring the smooth operation of our facilities, including troubleshooting and resolving maintenance issues, performing routine inspections and repairs, and maintaining a high level of customer satisfaction.

Key Responsibilities
  • Conduct regular facility visits to identify areas for improvement and address maintenance, cleanliness, safety, and security concerns.
  • Perform routine inspections, maintenance, and minor repairs on HVAC systems, plumbing, and electrical systems.
  • Diagnose and complete minor plumbing and electrical issues, including wiring, fixtures, and equipment.
  • Install, upgrade, or replace electrical components as needed.
  • Complete landscape maintenance, including weed whipping, mowing, trimming of shrubs, and maintaining landscape beds.
  • Complete snow maintenance, including snow plowing, shoveling, and de-icing to ensure safe and clear pathways during winter weather conditions.
  • Maintain facility security and components, including unit doors, locks, hasps, gate, and cameras.
  • Complete applicable steps in our delinquent tenant management process.
  • Monitor and respond to communications via email, phone, and messages.
  • Maintain tenant accounts by documenting all interactions and site findings, including capturing and uploading photos or videos to the appropriate systems as needed.
  • Communicate with tenants in a timely and professional manner regarding any issues that arise with their unit or the facility.
Requirements
  • Field service and maintenance experience with a good mechanical aptitude.
  • Ability to troubleshoot, test, repair, and service equipment.
  • Effective communication skills, both verbally and in writing.
  • Valid driver's license, insurance, and reliable transportation.
  • Ability to operate power tools in a safe and effective manner.
  • Personal cell phone use with a virtual phone number provided through Microsoft Teams.
  • Unlimited data plan on your cellular device with the ability to use a mobile hotspot in the field.
  • Access to reliable internet at home and use of a company-provided printer if the facility does not have access or cellular service.
  • Ability to use devices such as a GoPro, laptop, and cellular devices.
  • Knowledge of Microsoft Office suite of products.
  • Ability to use computers and transfer files between multiple devices and cloud services.
  • Ability to work in a timely manner and be a critical problem solver who enjoys finding creative solutions to challenges.
  • Must possess a vehicle equipped with appropriate towing capabilities to haul a utility trailer containing lawn care equipment to various job sites.
Physical Requirements
  • Ability to traverse facility to diagnose building issues, repairs, and/or maintenance.
  • Physical ability to climb ladders, bend, or perform repairs/cleaning when needed.
  • Ability to operate machinery such as a metal grinder, weed trimmer, leaf blower, shoveling, etc.
  • Ability to lift up to 50 pounds at a time.

$18 - $20 / Hour
