Core Responsibilities:
- Project Planning and Strategy:
- Guide the pre-construction planning phase, encompassing project scope, financial planning, and scheduling.
- Engage with architects, engineers, and various consultants to ensure project designs align with client expectations and regulatory standards.
- Create and execute project management strategies that delineate project goals, timelines, resources, and risk management approaches.
- Project Implementation:
- Supervise the construction activities, ensuring compliance with the project plan, specifications, and quality benchmarks.
- Coordinate with subcontractors, suppliers, and internal teams to facilitate effective execution of construction phases.
- Manage daily operations on-site, ensuring that construction tasks are performed safely, timely, and within budget.
- Financial Oversight:
- Develop and oversee project budgets, including comprehensive cost estimates, expenditure tracking, and financial reporting.
- Monitor and regulate project costs to ensure alignment with budgetary constraints.
- Identify and implement cost-reduction strategies and value engineering opportunities.
- Scheduling and Timelines:
- Establish and maintain project schedules, ensuring that all key milestones are achieved.
- Track progress against the schedule and make necessary adjustments to address delays or challenges.
- Ensure the availability and coordination of materials, equipment, and labor to meet project timelines.
- Quality Assurance and Compliance:
- Implement quality assurance protocols to ensure that all construction work meets or surpasses industry standards and project specifications.
- Conduct regular site evaluations and audits to ensure adherence to building codes, safety regulations, and environmental standards.
- Address and resolve any quality-related issues that arise during the construction process.
- Team Leadership and Coordination:
- Lead and manage project teams, including project engineers, superintendents, and subcontractors.
- Encourage a collaborative and high-performance work environment.
- Hold regular team meetings to assess progress, tackle challenges, and ensure alignment with project objectives.
- Client and Stakeholder Engagement:
- Act as the primary liaison for clients, fostering strong relationships and ensuring client satisfaction.
- Communicate project status, modifications, and challenges to clients and stakeholders clearly and promptly.
- Manage client expectations and ensure project deliverables meet or exceed their requirements.
- Risk Management and Resolution:
- Identify potential risks and develop strategies to mitigate project disruptions.
- Resolve issues that arise during construction, including technical challenges and conflicts with subcontractors.
- Ensure adherence to all safety protocols, minimizing the risk of accidents or injuries on-site.
- Documentation and Reporting:

- Ensure completion and submission of all project closeout documentation as required.
Qualifications:
- Experience: A minimum of 8-10 years in construction project management, with at least 5 years focused on multifamily residential construction.
- Education: A Bachelor’s degree in Construction Management, Civil Engineering, or a related discipline is preferred.
- Skills:
- In-depth knowledge of multifamily construction techniques and best practices.
- Demonstrated experience managing large-scale construction projects from inception to completion.
- Exceptional project management capabilities, including budgeting, scheduling, and resource allocation.
- Proficient in project management software (e.g., Procore, MS Project) and Microsoft Office Suite.
- Strong leadership and team management skills.
- Excellent communication and interpersonal abilities.
- Certifications: PMP (Project Management Professional) certification is preferred. OSHA 30-Hour Construction Safety Certification is a plus.
