Multi-Family Property Operations Manager

We are in search of an experienced leader in Property Management who has a proven track record in overseeing a diverse range of Multi-Family properties. The Multi-Family Property Operations Manager will be responsible for the daily management of a portfolio of properties, ensuring that residents enjoy high-quality living conditions while maintaining effective operational procedures.
Compensation Package:
- Annual Salary: $90,000 - $95,000
- Monthly Vehicle Allowance: $600
- Monthly Mobile Phone Allowance: $75
- Performance-Based Annual Bonus
Key Responsibilities:
Financial Management:
- Develop and manage annual operating and capital budgets, analyze financial statements, and generate monthly variance reports.
- Ensure timely collection and deposit of rents and other payments, and take necessary actions for collections.
- Implement annual rent adjustments as approved by senior management.
Maintenance Oversight:
- Implement and oversee maintenance policies and procedures, including work order and preventive maintenance systems.
- Collaborate with maintenance teams to address and resolve property maintenance issues.
- Establish short and long-term plans for property maintenance and improvements.
- Conduct regular meetings with maintenance staff to ensure alignment on goals and performance.
Marketing Strategy:
- Maintain and achieve budgeted occupancy rates across the portfolio.
- Prepare and submit marketing reports in a timely manner, and conduct competitive market analyses.
- Propose enhancements to marketing and leasing strategies.
- Oversee leasing and renewal processes, ensuring high standards are met.
- Regularly inspect properties to uphold quality standards and assess operational efficiency.
Personnel Management:
- Participate in the recruitment, promotion, and termination processes for site personnel.
- Facilitate staff training and development, ensuring compliance with fair housing laws and company policies.
- Conduct performance evaluations and support the development of team members.
Additional Responsibilities:
- Complete special projects as assigned by senior management.
- Maintain effective communication with management, staff, residents, and vendors.
- Assist in the development and implementation of internal controls for operational efficiency.
Qualifications:
- Education: Bachelor’s degree preferred.
- Experience: Minimum of 5 years in a supervisory role within Property Management.
- Skills: Proficient in Microsoft Excel, MS Office, and Yardi Voyager.
- Physical Requirements: Ability to navigate properties, including climbing stairs and lifting up to 25 lbs.
- Valid driver's license and reliable transportation are essential.
- Experience in property budget preparation is required.
- Strong problem-solving skills with a focus on logical solutions.
