We actively engage with those experiencing chronic homelessness, providing pathways to stability through our outreach initiatives and transitional housing resources.
Position Overview:
The Building Operations Manager plays a crucial role in overseeing the daily operational activities of our facilities. Reporting directly to the Assistant Director of Facility Maintenance, this position is responsible for supervising the Maintenance Department staff and ensuring that all building operations are conducted efficiently. The Building Operations Manager is dedicated to enhancing the quality of life for all residents by maintaining a safe, clean, and well-functioning environment.
Key Responsibilities:
- Oversee daily building operations and manage maintenance and housekeeping personnel.
- Address the complexities of building management systems, including training and ongoing maintenance of heating systems and unit turnover processes.
- Coordinate maintenance services with contractors and supervise their work.
- Manage the work order system and ensure timely completion of unit turnovers.
- Assist in preparing for annual inspections conducted by various regulatory agencies.
- Engage with tenants to address maintenance concerns through meetings and written communications.
- Respond to emergency situations and resolve issues promptly.
- Handle city complaints, violations, and summons effectively.
- Maintain compliance with all relevant building and health codes.
- Perform additional duties as assigned.
Qualifications:
- High School Diploma, GED, or Trade School Certification is required.
- A minimum of 3 years of experience in building trades or a related field is necessary.
- Supervisory experience is preferred.
- Familiarity with Computerized Maintenance Management Systems (CMMS) is required.
- Proficiency in Microsoft Office Suite and property management software is advantageous.
- Basic skills in plumbing, electrical work, carpentry, and drywall application are essential.
- Certifications in fire safety systems are required within the first month of employment.
- Ability to communicate effectively in English and work with a diverse population.
