Primary Responsibilities:

Reporting to the Director of Property Operations, the Regional Manager oversees the management of a designated portfolio, providing guidance and support to Regional Service Supervisors, Neighborhood Managers, Leasing Professionals, and Service Technicians. This role includes communicating objectives and ensuring adherence to policies and procedures.

The Regional Manager is accountable for the financial performance of assigned properties, with success measured by overall economic results.

All activities must align with Redwood Living, Inc. policies.

Key Duties:
Accountable for achieving budgetary targets within the neighborhood. Responsible for financial operations including accounts payable, accounts receivable, payroll, and monthly reporting.

Authorize payments for designated assets (following approval protocols). Staff Management: Oversee hiring, performance evaluations, and termination of site personnel as necessary.

Manage contracts for maintenance, housekeeping, leasing, and grounds-keeping services.

Support company-wide initiatives and training programs while delivering exceptional customer service to clients, associates, and vendors.

Ensure compliance within the neighborhood, coordinating inspections and audits with financial institutions, equity partners, state agencies, and local authorities. Uphold adherence to fair housing regulations by all staff.

Oversee marketing efforts for the neighborhood through various channels including print, online media, networking, and event management.

Direct the preparation of financial statements and reports regarding neighborhood performance, such as occupancy rates and lease expiration dates.

Maintain regular communication with the Director of Property Operations regarding project statuses and issues. Additional duties as assigned.

Capability to write reports, business correspondence, and procedural manuals. Ability to effectively present information and respond to inquiries from groups of managers, clients, customers, and the public. Proficiency in mathematical concepts such as accounting and basic geometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations. Competence in defining problems, collecting data, establishing facts, and drawing valid conclusions. Ability to interpret various instructions presented in written, oral, diagram, or schedule form. This role requires up to 50% travel. Working Conditions: This position operates in a professional office environment, utilizing standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. The noise level is typically quiet. The employee may frequently be required to stand and walk, and must regularly lift or move up to 10 pounds and occasionally lift or move up to 25 pounds.
