Maintenance Technician

The professional care and appearance of each of our properties are essential to achieving our mission to provide access to stable, affordable housing for people who are homeless or at risk. As a key member of our team, you will be responsible for performing preventative maintenance and repairs, ensuring our properties remain safe and well-maintained.
Key Responsibilities- Preventative Maintenance: Perform a range of duties to prevent issues, including removing weeds, dead plants, and leaves, cleaning gutters, and managing ice melt.
- Pest Control: Perform regular pest control maintenance, inspection, prevention, and treatment practices, taking ownership of responsibility for pest control and treatment efforts, and cost control/reduction strategies.
- Basic Maintenance: Identify and perform basic maintenance duties, including managing fire extinguisher compliance and contractors, performing general maintenance repairs, replacing smoke detectors, light bulbs, and light fixtures, and clearing condensate drains.
- Level 1 Service Orders: Walk property exteriors monthly to identify and execute Level 1 service order repairs, creating and submitting detailed work orders for Level 2, 3, and urgent issues, and scheduling and performing power washing seasonally.
- Landscape Design and Aesthetics: Uphold outdoor landscape design and aesthetics duties, including scheduling and cleaning safely reachable gutters, soliciting competitive vendor estimates, removing items at dumpsters, trimming overgrown limbs and hedges, monitoring and responding to retention pond maintenance, managing leaves in the fall, and coordinating leaf collection schedules with appropriate city entities.
- Inspections and Tenant Communication: Coordinate inspections and speak with tenants a week prior and morning of to confirm inspection, querying and contacting tenants, entering detailed work orders, documenting conversation with tenants, and obtaining completed customer satisfaction surveys.
- Volunteer Group Support: Coordinate and support work outcomes of volunteer groups by ordering and delivering supplies and tools before/after events and guiding work product and completion.
- Negotiating Cost-Saving Measures: Negotiate cost-saving measures with high-quality results across vendors and contractors.
- Follow-Up and Follow-Through: Initiate follow-up and follow-through of resident relations, contractors, and maintenance techs.
- Company-Supported Software: Proficiently use company-supported software, including avenues for submitting work orders, information from agency property management and communications software.
- Routine Maintenance of Company Vehicles: Schedule and coordinate routine maintenance of company vehicles, including work stoppage work arounds while vehicles are out of commission, maintaining clean vehicles, removing trash from cabs and beds, wiping and vacuuming interiors, and coordinating with supervisors for annual detailing.
- Regional Travel: Regional travel is required, with 70% of travel occurring in Wake County, 20% in Durham County, and 10% in Orange County, with mileage reimbursement for the use of personal vehicles.

Language Ability: Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to write speeches and articles for publication that conform to prescribed style and format.
Math Ability: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Reasoning Ability: Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
Computer Skills: To perform this job successfully, an individual should have knowledge of Microsoft Office, property management software, and other software applications as needed.
Education/Experience: High school graduate or equivalent and at least 6 months demonstrated related experience.
Certificates and Licenses: Valid driver's license.
