  • Estimating and Procurement: Responsible for project estimates, issuing subcontracts, and purchase orders.
  • Scheduling: Organize subcontractors, consultants, and vendors to adhere to critical timelines for project completion.
  • Quality Assurance: Conduct quality control assessments to ensure work meets established standards.
  • Communication: Facilitate communication with the project team regarding ASIs, RFIs, and material submissions.
  • Compliance Monitoring: Ensure subcontractors are executing their contracted responsibilities effectively.
  • Multi-Site Management: Manage duties across various job sites concurrently.
  • Coordination Meetings: Lead subcontractor meetings to synchronize project efforts.
  • Progress Tracking: Identify and complete job progress and final punch lists.
  • Budgeting Assistance: Aid in budgeting, bidding, and the awarding of subcontracts for larger projects.
  • Permit Acquisition: Obtain necessary permits and approvals for project modifications.
  • Scope Management: Identify work areas that fall outside the contracted scope.
  • Pre-Construction Meetings: Conduct pre-construction meetings with subcontractors.
  • Project Meetings: Attend and lead OAC and OEC meetings.

Supervisory Duties: The Project Manager will supervise all staff, subcontractors, consultants, and vendors daily, ensuring adequate manpower and compliance with work standards. This includes overseeing Superintendents when applicable.

Required Skills and Abilities:

  • Ability to identify and resolve deficient work.

Qualifications:

  • Minimum of five years of verifiable experience with a comprehensive understanding of trades.
  • Proficiency in Microsoft Office Suite (Excel, Word, Project, Outlook) is required.
  • Experience in multifamily projects is preferred.
