Greenberg Construction is a reputable general contracting and construction management firm dedicated to delivering high-quality projects. We are currently in search of a seasoned Senior Preconstruction Manager to spearhead leadership and oversight on Design-Build initiatives, as well as to prepare comprehensive estimates for designated project bids.
Key Responsibilities
- Conduct fundamental estimating activities, including quantity takeoff and pricing development for all trades, along with the assessment and analysis of trade bids.
- Formulate conceptual budgets for evaluation by the leadership team.
- Oversee the creation of estimating documents and deliverables with minimal guidance from leadership.
- Execute advanced estimating functions, serving as the primary contact for hard bid pursuits, coordinating constructability reviews, and incorporating appropriate indirect costs such as insurance, taxes, and fees.
- Manage the preconstruction process for Design-Build projects.
- Ensure effective coordination with Operations to facilitate a seamless transition from Preconstruction at the project commencement.
- Provide constructive feedback to the design team regarding cost implications and constructability.
- Present findings to clients and engage in discussions to align budgets and designs with client objectives.
- Collaborate as a team member committed to exceeding client expectations.
- Efficiently manage multiple estimates and bids concurrently.
- Develop detailed and accurate scopes of work for subcontractor bids.
- Recognize the significance of subcontractor bid coverage and actively cultivate subcontractor relationships.
- Analyze subcontractor quotes for thoroughness and compare costs and quantities against your take-offs.
- Maintain strong industry contacts and assist in establishing new relationships.
Qualifications
- Proficient in advanced computer skills and the Microsoft Office suite.
- Familiarity with OnScreen Take-Off (OST) and Bluebeam.
- Experience with AutoCAD, Revit, and other BIM software is advantageous.
- Background in Design-Build estimating is preferred.
- A minimum of 10 years of Preconstruction and Estimating experience within a commercial construction environment.
- A Bachelor's degree in Construction Management or Engineering is desirable.
