Job Summary
We are seeking an experienced Property Manager to join our team. The successful candidate will be responsible for overseeing all property operations, ensuring maximum occupancy levels and property values are achieved.

Key Responsibilities:
  • Conduct all business in accordance with company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other relevant laws.
  • Review and approve invoices, coordinate with owners to provide necessary funds for payment.
  • Monitor delinquency status of monthly rents, communicate with owners as needed.
  • Send demand letters, issue notices, initiate eviction actions, and make court appearances to follow up on delinquent rents.
  • Communicate with maintenance team members, keep owners informed about maintenance activities at properties.
  • Participate in application approval process, assist owners with questions/explanations concerning financial statements.
  • Maintain records of management activity on a daily, weekly, and monthly basis.
  • Physically inspect properties as needed or when situations dictate.
  • Ensure owner approval before ordering maintenance or repairs exceeding repair limits in management agreements.
  • Ensure accurate security deposit dispositions, adhere to state laws regarding timing.
  • Conduct market surveys, provide feedback on property pricing.
  • Show available properties to prospective tenants, negotiate lease terms.
  • Facilitate lease renewal process.

Requirements:
  • Valid driver's license in WA.
  • Real estate salesperson license in the state of WA.
  • Single-family residential property management experience.
  • 2-3 years of residential property management experience.

Compensation:
The estimated salary for this position is $69,306 per year.
