In this role, you will be responsible for overseeing the comprehensive operations of assigned properties, ensuring a high standard of resident satisfaction while meeting both long-term and short-term business objectives. You will lead a team, providing extensive training and support to your staff, while also managing the application and leasing processes, ensuring compliance with lease agreements, and maintaining the property’s overall quality and security.

Key Responsibilities
- Manage the financial and operational aspects of 2-4 apartment communities, including team leadership, daily operations, and resource allocation.
- Foster an environment that prioritizes exceptional customer service for residents and external partners. Build and maintain strong, professional relationships with residents and vendors, addressing concerns and requests promptly.
- Achieve occupancy goals and optimize rent collections through effective leasing strategies and resident retention initiatives.
- Serve as an ambassador for Sail's core values, actively promoting these principles in the daily operations of the team.
- Contribute to the development and implementation of policies and procedures that align with regulations and corporate standards, ensuring quality management processes are integrated into site operations.
- Collaborate with Maintenance Technicians to ensure that physical assets and grounds are maintained to the highest standards.
- Prepare the annual budget for the property by analyzing financial statements, reviewing marketing data, and assessing operational reports to identify performance trends.
- Evaluate the capital needs of the property.
- Operate the property within established income and expense guidelines, overseeing bids and supervising capital projects or contracted services.
- Assist in the creation and execution of marketing strategies for all properties within your portfolio, focusing on reputation management and resident satisfaction.
- Ensure compliance with company policies, Fair Housing regulations, the Americans with Disabilities Act (ADA), the Fair Credit Reporting Act, and other relevant laws governing multifamily housing operations.
Qualifications
- BA/BS degree is strongly preferred.
- 3-5 years of experience in multifamily property management.
- Minimum of 3 years of experience in managing teams.
- Proficiency in property management software, preferably Yardi.
- Excellent communication and customer service skills.
- Strong leadership capabilities with a focus on motivating teams to achieve success.
- High attention to detail, strong organizational skills, and the ability to multitask effectively.
- Solid financial acumen and analytical abilities.
