Job Summary

We are seeking a highly skilled Maintenance Supervisor to join our team at Jones Street Residential. As a key member of our operations team, you will be responsible for ensuring the smooth day-to-day functioning of our residential properties.

Key Responsibilities
  • Lead by example and demonstrate a strong commitment to our company's core values and culture.
  • Support the property team in daily operational matters, ensuring that our properties meet the highest standards of quality and service.
  • Forecast expense needs and contribute to the annual budget planning and long-term capital planning processes.
  • Manage the financial performance of the property, ensuring that we meet our established budget targets.
  • Identify areas for improvement and communicate suggestions to enhance efficiency, expense savings, productivity, and revenue-generating ideas.
  • Report any difficulties or concerns to senior management, ensuring that we address potential issues promptly.
  • Resolve problems and escalate to senior management when necessary, ensuring that our properties operate smoothly and efficiently.
  • Oversee the management of resident and property service requests, ensuring that work is completed correctly and on time.
  • Utilize feedback to improve standard operating procedures and customer service, ensuring that we deliver exceptional results.
  • Periodically inspect work performed by maintenance team members, contractors, and vendors to ensure that it meets quality standards and specifications.
  • Maintain adequate inventory of spare maintenance materials and work with the community manager to order supplies and tools as needed.
  • Complete monthly preventative maintenance procedures, including routine property inspections and addressing any risks or concerns.
  • Conduct regularly scheduled team safety meetings, staying up-to-date on OSHA and other safety-related laws and requirements.
  • Demonstrate excellent customer service and interpersonal communication skills, effectively interacting with residents, clients, team members, and other business contacts.
  • Lead, develop, and train staff to meet established goals, ensuring that our team is equipped to deliver exceptional results.
  • Assist with staff development, including interviews, coaching, counseling, and teaching to ensure that proper procedures are followed.
  • Troubleshoot and repair HVAC, plumbing, electric, major appliances, and all other systems on property, handling tile work, carpentry, and drywall repairs.
  • Participate in on-call emergency rotation and respond to emergencies after hours as needed.
Requirements
  • Five to seven years of experience in property maintenance management, other building maintenance, or a related trade.
  • General contractors license preferred; licenses and/or certifications for HVAC, mold, asbestos removal, pool operation, electrician, construction, etc. preferred.
  • Employment history demonstrating the application and usage of mechanical, electrical, plumbing, and/or HVAC maintenance and repair techniques.
  • Demonstrated management and supervisory skills necessary to lead, direct, evaluate, and mentor subordinate and peer employee staff.
  • Experience creating and managing a budget and/or P&L.
  • Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal, financial, and human resources documents, to create and make presentations to senior management and staff.
  • Demonstrated proficiency in word processing, spreadsheet, and database management programs to complete required reports and employment documents.
  • Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages to complete financial records, budgets, and other fiscal reporting information.
  • Proficiency with industry software, apps, and computer programs, Yardi experience highly preferred.
  • Outstanding communication skills, both written and verbal.
  • Must have a valid driver's license and a reliable form of transportation.
