Responsibilities:
\u2022 Perform routine maintenance tasks to ensure homes and community areas are in proper condition.
\u2022 Execute assigned work orders and report status to the Community Manager in a timely and efficient manner.
\u2022 Promote goodwill by handling all contacts with residents, prospective residents, visitors, and other employees in a spirit of courtesy, cooperation, and attentiveness.
\u2022 Identify deficiencies and take immediate action with community manager approval.
\u2022 Maintain community grounds by treating for weeds, raking leaves, planting flowers/shrubs, spreading mulch/woodchips/stones, trimming shrubs and hedges, cutting down and removing tree limbs as needed, and performing other lawn care services as necessary.
\u2022 Remove and dispose of garbage on community grounds, including common areas, main entrance, and from resident\u2019s sites as needed to maintain community appearance.
\u2022 Perform snow removal using a snow blower, hand shovel, or a plow truck, as applicable.
\u2022 Advise Community Manager or Maintenance Supervisor of residents who do not properly dispose of their excess garbage or have large/bulk items that may require pickup arrangements.
\u2022 Perform regular inventories of maintenance and grounds equipment and supplies to advise Community Manager of equipment and supply needs.
\u2022 Maintain order and appearance of garage and storage areas.
\u2022 Maintain all maintenance and grounds equipment to keep it clean and cared for.
\u2022 Comply with national, state, and local health and safety laws to reduce accident occurrences and to protect residents, the company, team members, and vendors.
\u2022 Perform seasonal pre-maintenance service on a timely basis.
\u2022 Remain available for on-call duties as needed.
\u2022 Participate in the refurbishing of Community Owned homes.
\u2022 Perform repairs and maintain the community water and sewer lines.
\u2022 Perform other duties as assigned.
Requirements:
\u2022 A minimum of 2 years of maintenance experience, preferred.
\u2022 High School Diploma or GED preferred.
\u2022 Excellent customer service skills.
\u2022 Valid operator\u2019s license, maintenance of a good driving record at all times, and insurability under the Company\u2019s policy at all times.
\u2022 Working knowledge of plumbing, electrical, appliance repairs, HVAC, and carpentry.
\u2022 May need to provide own tools.
\u2022 Ability to bend, stretch, twist, walk continuously, and access restricted spaces.
\u2022 Ability to operate maintenance equipment and other equipment.
\u2022 Ability to lift or to move up to 75 pounds.
\u2022 Ability to efficiently perform job responsibilities with minimal supervision.
\u2022 Ability to tolerate exposure to various chemical compounds.
