Job Overview:
In this role as Groundskeeper at Gallery Residential, you will play a vital part in maintaining the exterior appearance of our properties. Your attention to detail and ability to work independently will ensure that our communities are always well-maintained and visually appealing.

About the Position:
We are seeking a skilled Groundskeeper to join our team at Gallery Residential. As a key member of our maintenance staff, you will be responsible for ensuring that our properties meet the highest standards of curb appeal. This includes inspecting and maintaining common areas, office spaces, and amenities, as well as completing minor repairs and handling service requests.

Essential Duties and Responsibilities:
  • Litter Removal and Cleaning: Inspect the community throughout the day to remove litter, debris, and pet droppings, ensuring all common areas, office space, and amenities are neat and free of litter inside and outside at all times.
  • Trash Removal and Storage: Remove trash and remaining items from vacant apartments prior to starting the make-ready process, transfer trash to dumpster or storage area as applicable, and clean and maintain storage areas.
  • Service Requests and Repairs: Complete assigned minor and routine service requests in person as requested by Service Director and/or Community Director and assist the make-ready specialist in the turn process.
  • Lock Changes and Gate Maintenance: Change all locks in accordance with the property's policy and ensure gates to all pool areas are working according to codes and safety standards.
  • Communication and Customer Service: Distribute notices and communications to residents as necessary and inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests, and others.

Physical Demands and Work Environment:
This position requires regular standing, walking, reaching, climbing, stooping, and squatting. You must be able to physically access all exterior and interior parts of the property and amenities and work inside and outside in various weather conditions. Additionally, you will need to push, pull, lift, carry, or maneuver weights of up to 50 pounds independently and 150 pounds with assistance.

Compensation and Benefits:
The estimated salary for this position is $45,000-$60,000 per year, depending on experience. Benefits include health, dental, and vision insurance, paid time off, and opportunities for career advancement within the company.

Requirements and Qualifications:
To be successful in this role, you should have a high school diploma or equivalent and one year of experience in grounds maintenance or a related field. A valid driver's license is also required.
