As a Forward Planning Project Manager working for Taylor Morrison, you will be responsible for effectively and efficiently coordinating the forward planning and due diligence efforts to support the acquisition of property to achieve desired business plans and financial objectives. You will play an integral role in the forward planning and entitlement processes within the jurisdictions in which the company operates, while anticipating all possible requirements needed to secure permitting to support entitlements, land development, and home building operations.

We trust that as a Forward Planning Project Manager you will: (responsibilities)

Pre-acquisition support:

Procure all relevant due diligence materials and conduct site observations to ensure the physical, technical, legal, and financial conditions exist to support the proposed project’s business goals and objectives.
Existing Entitlement Deals:  Review existing agreements, entitlements, zoning requirements, HOA documents, and construction documents and reports to identify all critical entitlement and development challenges and provide/verify possible solutions or deem the project not viable.  
Proposed Entitlement Deals:  Assemble a team of consultants to prepare all required planning, entitlements, zoning/rezoning, construction documents and plats, legal agreements, and financing mechanisms to meet business goals and objectives.  Ensure deliverables provide the maximum development flexibility.
Coordinate targeted consumer groups, project amenities, and open space programming objectives with strategic marketing, internal leadership, and procure resources to conceptualize and create deliverables to support the corporate approval package.  Special emphasis shall be placed on compliance with the National Wildlife Federation and Water Sense standards and certifications.
Prepare entitlement and development schedules and refine as more information is acquired and to accommodate business and underwriting needs.  Confirm production rates with land development staff and trade partners.
Prepare project budgets consisting of all direct and indirect costs based on the best available information. 
Projects that require construction documents:  Request engineering quantities and utilize internal unit pricing to prepare cost estimates.  Coordinate cost estimates with similar/recent projects, trusted trade partners, consultants, agencies, suppliers, and internal leadership.  
Projects that have construction documents:  Prepare scopes of work, bid packages, solicit bids, and coordinate and track responses from trades and consultants to ensure best pricing and product delivery
Prepare a detailed cashflow analysis upon the completion of project budget and schedules to support underwriting.   
Provide a detailed risk assessment specific to the project challenges and constraints.  Provide a classification of low, medium, or high risk, and proposed solutions to mitigate risk.     
Support all PIC and ICA deliverables and coordinate with other internal disciplines.

Post-acquisition support:

Ensure an effective and efficient project hand off to the Land Planning and Entitlement Group to ensure the transition maintains all key performance indicators (KPI’s) from acquisition through final acceptance.
Coordinate critical path deliverables, long-lead procurement, permitting, and resources to ensure development schedule objectives can be met.

About you:

3 years combined experience in the Home Building Industry, with a minimum of 1 year land development experience required
Bachelor's degree (B. A.) from four-year college or university; or equivalent combination of education and experience
Ability to anticipate possible obstacles and propose favorable solutions
Strong work ethic and commitment to implementation and execution
Concise writing and public speaking/presentation skills are desirable for reporting to the management team
Ability to read improvement plans, formulate budgets and understand accounting principles
Strong computer and negotiating skills
Action and results oriented
Superior ability to successfully multi-task and utilize project management skills

FLSA Status: Exempt

Will have responsibilities such as:

Office or non-manual work, which is directly related to management or general business operations
Act as a primary component of which involves the exercise of independent judgment and discretion about matters of significance
