*Position Overview*
The Manager, Real Estate Project Accounting & Lease Administration will lead a team to support Exact Sciences’ capital projects and leased real estate portfolio.  This leader will serve as a trusted expert to provide guidance in accounting, finance and project controls best practices to their team and Real Estate & Workspace Services.  Through effective reporting processes, the position will provide timely insights on project and leasing financial performance to add visibility of the health of the portfolio.  Their team will oversee the process for legal review of contracts and purchase requisitioning. This leader should possess a passion for continuous improvement and the development of their team.
*Essential Duties*
Include, but are not limited to, the following:

* Lead lease administration team to increase value and drive cost savings through audit, reconciliations and negotiations with landlords.
* Lead lease administration team in developing effective tools for abstracting and monitoring leases, tracking lease costs, facilitating lease payments, lease contract administration and lease renewal negotiations.
* Through effective reporting processes, provide expertise and insights on project health, forecast variances, schedule adherence, etc.
* Collaborate with leadership to establish the overall vision, strategy, and initiatives of the Project Controls and Lease Administration Team.
* Act as trusted leader and help drive strategic thinking resulting in effective decision-making.
* Seek out and build relationships with key partners across the business to collaborate and align on initiatives.
* Create and maintain a positive and cohesive work environment.
* Uphold company mission and values through accountability, innovation, integrity, quality, and teamwork. 
* Possess strategic and critical thinking skills and have a passion for continuous improvement.
* Become proficient in our project management software and lead the development of onboarding and training for new vendors.
* Set high standards for maintaining a productive working relationship with the PMO and other key customers.
* Maintain procedural documents and implement standards for project controls rules and procedures.
* Communicate goals clearly to employees to ensure understanding and success in achieving them.
* Advise on and ensure the proper application of accounting and financial guidance.
* Support effective capital planning.
* Support and improve the project intake process and tracking tools.
* Support and improve the vendor contract intake process to improve execution timelines.
* Excellent written and verbal communication skills.

* Effectively train team and the PMO on project controls best practices.

* Maintain regular and reliable attendance with a minimum of 3 days in office per week.
* Ability to act with an inclusion mindset and model these behaviors for the organization. 
* Ability to work on a mobile device, tablet, or in front of a computer screen and/or perform typing for approximately 90% of a typical working day.
* Ability to travel 5% of working time away from the work location, may include overnight/weekend travel.
*Minimum Qualifications*

* Bachelor’s degree in accounting, finance, project management or a related field; or a High School/ General Education (GED) diploma with  8 years of industry experience.
* 5+ years of experience in an accounting, financial, project controls, project management or related role.
*Preferred Qualifications*

* Demonstrated effectiveness in implementing and training teams through presentation, communication, and content creation.
* Ability to develop and maintain professional relationships with a variety of unique and diverse people and personalities.
* Experience managing a team and skilled at developing employees.
* Strong problem-solving skills, detail-oriented with an ability to research issues.
* Excellent customer service and interpersonal skills.
* Ability to communicate effectively at any level of the organization.
* High level of MS Excel proficiency.
* Detail-oriented and strong organizational skills.
* Self-driven and passionate about continuous improvement.
* Experience in a Project Management Office (PMO) environment.
* Strong understanding of best practices for financial reporting with a sound knowledge of capital planning, finance and accounting.
* Working knowledge of project management methodology.
* PMP, CAPM, or similar project management certification is a plus.
#LI-VZ1Salary Range:
$109,000.00 - $174,000.00 
The annual base salary shown is for this position located in US - WI - Madison on a full-time basis.
