We are currently searching for an experienced Maintenance Technician to work at the West Mound Apartments, a 192-unit multi-family community. The overall objectives for this role will be to ensure all assigned maintenance and service activities are being addressed in an organized, high-quality, and timely manner while providing top-notch customer service. The ideal candidate will have superior attention to detail and the ability to directly handle a wide range of maintenance activities.
What will you do?

- Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; recommend outsourcing tasks to external vendors as necessary
- Perform skilled maintenance and repair of complex mechanical, electrical, HVAC, and other physical structures
- Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects
- Maintain good rapport with current and prospective residents
- Follow company policies with regard to gaining necessary approvals for any large maintenance tasks/expenditures
- Complete maintenance requests in a timely manner and document time, expense, and results
- Regularly assess the property for safety and preventative maintenance opportunities
- Comply with all OSHA regulations and any applicable laws regarding health, safety, or the environment
- Assist the Maintenance team in developing methods and procedures to improve facility efficiency and workflow
- Serve as one of the emergency contacts for the communities / Availability to be on-call and assist in after-hours emergencies
- Learn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training)

Who you are - We'd love to hear from you if you:
Maintenance Technician I
- Have a High School diploma or GED
- Have at least 1 year of work experience preferably in a maintenance, agricultural, or building service position
- Valid Driver's License with at least 2 years of driving history and the ability to successfully pass MVR background requirements according to company insurance driving policy
- Are proficient with relevant technology (e.g. Microsoft Office, AppFolio, Outlook) and can easily adapt to changing technology
- Have superior attention to detail, high energy, and a positive attitude
- Ability to work independently and also to work closely with other team members

- Have a High School diploma or GED
- Have at least 2 years of maintenance experience, preferably one year in the residential maintenance, property management, or real estate industry
- Valid Driver's License with at least 2 years of driving history and the ability to successfully pass MVR background requirements according to company insurance driving policy
- EPA 608 Training or willing to obtain within 6 months of employment
- HVAC Certification, preferred
- Are proficient with mobile applications utilization (e.g. Microsoft Office, AppFolio, Outlook) and can easily adapt to changing technology
- Ability to work independently and also to work closely with other team members

- Serve in the on-call rotation and assist in after-hours emergencies
- Availability to work longer hours and weekends during market turnover in July and August
- Must be able to perform the physical functions of the position not limited to the ability to walk properties, complete physical inspections, use both hands and feet to accomplish assigned work orders, and ability to stand, squat, push, pull, bend and lift in all directions including overhead.
