Position Summary: The Construction Superintendent will be responsible for overseeing all facets of construction management for Lead Services, from project conception to successful project completion.

The Construction Superintendent will work closely with other Lead services team members and oversee third-party contractors and trades across a variety of programs and will be responsible for administering Lead Safe projects through the construction period including punch list completion and project closeout. This includes managing the project budget, timeline, and compliance with funding requirements.

The Construction Superintendent's work will be highly coordinated throughout the Lead Services Department and especially with their partner Pre-Construction Specialist and Customer Service Representative on their functional team. Additionally, the position must facilitate positive relationships with other CHN departments and outside construction partners to ensure successful project completion.

Essential Duties & Responsibilities:
  • Attend regular staff meetings and training sessions to ensure all details and intentions of each project are understood and met from the project outset.
  • Ability to learn and utilize Salesforce and/or other construction management software/app and effectively utilize it to efficiently manage construction projects.
  • Help develop schedules in Salesforce and/or other construction management software/app and adjust as necessary to meet project deadlines.
  • Attend and contribute to site walkthroughs.
  • Closely oversee third-party contractors and trades to ensure timely project completions, while developing strong working relationships with said partners.
  • Inspect work performed and approve invoices in Salesforce and/or other construction management software/app.
  • Review construction documents and document review in Salesforce to ensure compliance with building program requirements.
  • Perform field/safety inspections and ensure onsite compliance with OSHA standards and RRP standards.
  • Procure necessary project permits, including coordination with local municipality staff and politicians.
  • Ensure successful construction close-out and coordinated clearance of property.
  • Provide leadership on new project types.
  • Provide solutions for problems as they arise.
  • Ensure that all interim control maintenance directions and full clearance documentation are properly retained and passed on to clientele as needed.
  • Other duties as assigned.
Education and/or Work Experience Requirements:

Required:

Education:
  • Bachelor's degree in related field or equivalent work experience
Experience:
• 5+ years of experience in Single-Family rehabilitation, Single-Family remodeling, Single-Family new construction, affordable housing.

Skills:
  • Excellent written and oral communication skills, including demonstrated skill in training and presenting information to groups of various sizes and backgrounds.
  • Strong negotiating skills and sound political acumen.
  • Ability to read, create, interpret and evaluate construction documents.
  • Self-motivated with excellent problem-solving skills.
  • Written and verbal communication skills.
  • Excellent customer service orientation.
  • Ability to take initiative and improve efficiency of work responsibilities.
  • Ability to manage a high volume of lead safe projects across and collaborate with multiple internal CHN programs when necessary.
  • RRP Certification and OSHA 10 certified or willingness/ability to obtain certification.

  • Ability to take initiative and improve efficiency of work responsibilities.
  • Ability to coach other staff members as requested on deal specific and procedural questions.
  • Thought-contributor in CHN's delivery of single-family preservation and rehabilitation work.

  • This position requires travel to all areas of Cleveland, as well as infrequent trips to locations outside of Cleveland.
