Job Summary

The Land Development Coordinator plays a pivotal role in shaping our residential landscapes. This position will be responsible for supporting the due diligence process for new projects and ensuring that our organization adheres to the highest environmental and sustainable construction standards.

Job Description
  • Process and manage master agreements, consultant contracts and work orders
  • Process zoning and required entitlement applications
  • Coordinate required start-up permit packages needed for site construction
  • Coordinate close-out packages for Certificates of Completion
  • Process utility company applications and agreements
  • Manage land department share drive and project filing
  • Code and process vendor and contractor pay applications for Land project managers approval
  • Process and manage Plats
  • Produce and manage check requests
  • Manage lien release process in accordance with company's finance policy
  • Manage accounts payable for compliance with contracted work
  • Manage Change order process and accounted for in development budgets
  • Interact daily with various departments of company, field personnel, site contractors, subcontractors, field consultants, site engineers, Homeowners Associations and jurisdictional agency representatives
  • Manage vendor insurance requirements per company policy
  • Support Land team in day-to-day operations
Knowledge and Skills:
  • Knowledge of residential site construction practices
  • Knowledge of Microsoft Word, Excel, Outlook, and Project
  • Excellent communication skills
  • Ability to explain complex issues to others in a manner easily understood by both associates in the industry and customers with limited knowledge of construction processes or terminology
  • Outstanding customer service skills
  • Strong interpersonal skills; ability to interface with all levels within the organization, dissatisfied customers, outside vendors, subcontractors, and laborers
  • Excellent problem/conflict resolution skills, ability to handle and diffuse difficult situations and customer concerns in a positive manner
  • High degree of professionalism, tact and ability to influence others
  • Must exercise sound judgment
  • Ability to prioritize projects, work against deadlines and organize work flow with multiple interruptions
  • High degree of integrity
  • Analytical with ability to give, receive, and analyze information in order to make effective decisions under pressure, in a high-volume fast paced environment
  • Organized, with ability to prioritize multiple projects and workflow of department to meet deadlines, often with frequent interruptions and changing circumstances.
  • Takes initiative and works with minimal oversight; proactively addresses problems with regards to work product, process and personnel
  • Knowledge of Project Entitlements (Land Uses, Zoning, PSP', etc.)
Education:

High School Diploma or equivalent. College degree Business Management, preferred

Experience:
  • 2- 5 years of subdivision infrastructure construction experience.
  • 2-5 years of project administration or office management.
  • Degree in Construction Management may be substituted for up to 4 years of experience


Physical Requirements:

This is primarily a sedentary position. May be required to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard. This position requires public contact, as such, appropriate business apparel and professional appearance is expected.

Travel Requirements:

Occasional travel may be required. Employees will be reimbursed for using their own vehicle in the course of the job at the federal mileage rate in effect at the time.
