SUMMARY:

MV Ventures is seeking a highly motivated, energetic and dependable candidate to serve as Maintenance Lead Technician for our 204-Unit, high-rise luxury rental property in Minneapolis. This individual will be responsible for overseeing day-to-day maintenance operations by performing inspections, preventative maintenance, general repair and service coordination with standards that meet our residents’ high expectations. Our Maintenance Lead Technician will display strong problem solving and decision-making skills with a solid understanding of building maintenance, repairs, refurbishments, cleaning and directing staff. MV Ventures is a growing real estate developer, and as the portfolio expands, so too will the expectations and future opportunities for this position.

ROLES AND RESPONSIBILITIES:

· Conduct routine property inspections.

· Respond to work order requests promptly and professionally.

· Track and schedule upcoming apartment turnover with internal staff and external vendors.

· Track and maintain apartment vacancy, ensuring entire property is always in show-ready condition.

· Assist to develop, implement and manage a preventative maintenance program and operating procedures.

· Perform and coordinate general building and grounds repairs and maintenance.

· Coordinate maintenance and service work with outside vendors as needed.

· Track current maintenance expenses in accordance with property budget guidelines.

· Monitor and maintain inventory of maintenance and cleaning supplies for designated property.

· Promote safety and ensure maintenance staff are properly trained on safety policies and procedures.

· Ensure all state, federal and local laws regarding repairs and building code are followed.

· Provide direction to the building custodial staff and establish standard operating procedures.

· Train/lead future maintenance staff on all building mechanicals and operating systems.

· Assist with on-call maintenance.

· Establish and maintain a strong working relationship with Community Manager.

· Lead quality control and turnover of buildings from construction team to operations.

QUALIFICATIONS:

To perform this role successfully, the individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability needed for this position. EXPERIENCE AND EDUCATION:

· Minimum three (3) years of experience in multi-family residential maintenance, property or building management, or similar.

· Boilers License, EPA and CPO certifications desired, as well as experience in boilers, plumbing, low voltage electrical, pools, carpentry, drywall, and appliances.

· Preferred experience in the multi-family housing.

TECHNICAL KNOWLEDGE:

· Basic understanding of current computer software including the Microsoft Office suite, Yardi and FMX.

· Background in Computerized Maintenance Management Systems (CMMS).

· Comfortability and experience in working with basic tools and equipment needed to complete inspections, preventative maintenance, general repairs, etc.

· Troubleshoot and/or repair electrical, plumbing, appliance, HVAC and other mechanical issues.

PHYSICAL DEMANDS:

· Must be able to lift, push, pull and/or move up to 50 lbs. Will be on your feet and mobile frequently, both inside and outside of buildings. Regularly performs computer work, operates general office equipment (computer, phones, copier and scanner), operates heavy equipment, machinery and tools, and filing.
