THE ROLE: The Forward Planning specialist will assist with permitting, utility coordination, land acquisition feasibility and due diligence during land purchase, and meeting Division Business Plan goals.

DAY IN THE LIFE:
  • Assist the Forward Planning Manager with entitlement and permitting activities.
  • Coordinate, manage, and track the building permit process for new home construction.
  • Conduct due diligence for the acquisition of mapped/entitled properties under consideration for proposed purchase.
  • Oversee scopes of work, schedules and budgets for consultants involved in the forward planning process.
  • Coordinate with consultants to prepare plan check submittal documents. Process applications, payments, 30-day notices, recorded documents, bonds, and covenants.
  • Submit required documents to governmental agencies, retrieve plan check comments, and obtain department clearances on clearance summary worksheet.
  • Track solar and pool permits in coordination with third-party consultants and vendors.
  • Review and interpret basic project schedules, track deadlines and progress, and provide updates to the Forward Planning Manager.
  • Manage document control processes, including agency approvals, recorded documents (e.g., easements, covenants, tract maps), construction documents, and architectural/engineering plans and specifications.
  • Serve as a liaison between consultants, government officials, trade partners, and internal teams to facilitate forward planning activities. Ensure compliance with corporate land development policies, internal controls, and best practices.
  • Develop and implement standardized permit process documentation, guidelines, and checklists to ensure consistency approach across team.
  • Organize, upload, share, and maintain project and management files in accordance with document control and retention policies.
  • Assist in resolving development-related issues and conditions during project execution.
  • Build and maintain effective communication channels with key internal stakeholders, including project managers and department heads, to gather input, align objectives, and ensure smooth integration of processes across teams
WHAT YOU WILL NEED:
  • Minimum of a high school degree is required. Bachelor's degree in civil engineering, Landscape Architecture, Urban Planning, or a related field is preferred.
  • 2-4 years of experience.
  • Experience within the homebuilding industry is preferred.
  • Familiarity with reading and understanding civil engineering, landscape architecture, and building plans.
