WinnCompanies is in search of a Maintenance Supervisor III to join our dynamic team at Monterey Pines, a 324-unit property located in Richmond, CA.

The Maintenance Supervisor III willperform maintenance functions and provide direction and supervision to maintenance team in the community, including rental units, residential common areas, office, grounds, and parking lots. This is a hands-on, working supervisor role. The position requires a diversified base of knowledge and skills needed to maintain the property to satisfy ownership and management objectives.

Please note that this position offers a pay range of $28.00 to $31.00 per hour, depending on experience. It comes with a 2-bedroom apartment unit. Additionally, the work schedule is Monday through Friday, from 8:00AM to 5:00PM with a rotational on-call schedule.

Responsibilities

    • Lead and manage maintenance staff at the property daily and perform as working supervisor when not supervising staff.
    • Assist in hiring, developing, training and holding staff accountable to operating standards.
    • Conduct and participate in weekly staff meetings.
    • Responsible for preparing work schedules for maintenance staff and vendors to complete service requests, maintain the preventive maintenance program and overall curb appeal.
    • Complete monthly building and unit inspections to ensure property is maintained to operating standards.
    • Review third party property inspections to resolve maintenance repairs.
    • Maintain working knowledge of all maintenance programs and capital improvement projects.
    • Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
    • Participate in rotational on call activity during off hours, emergencies, and hands on maintenance activity.
Requirements
    • High school diploma or GED equivalent.
    • 5-8 years of relevant work experience.
    • 3-5 years of supervisory experience.
    • General knowledge of electrical, plumbing, appliance, and HVAC.
    • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
    • Experience with computer systems, particularly Microsoft Office.
    • Excellent customer service skills.
    • CAMT Certifications.
    • Solid verbal and written communication skills.
    • Ability to work with a diverse group of people and personalities.
    • Availability for on-call activity during off-hours for urgent needs.
Preferred Qualifications
    • Vocational or technical training.
    • 2+ years in a maintenance leadership role.
    • HVAC, Asbestos, Lead Based Paint Certifications.
    • Residential property management experience.
    • Real Page property management software experience.


$28 - $31 an hour
