Maintenance Supervisor

The Apartment Maintenance Supervisor oversees and manages the maintenance operations of a multifamily property or complex. This role is responsible for ensuring that buildings, grounds, and facilities are well-maintained, safe, and functional, while also leading a team of maintenance technicians. The Maintenance Supervisor coordinates repair tasks, preventive maintenance, and contractor work to keep the property running smoothly.

Key Responsibilities:

1. Team Leadership and Management:

Supervise, train, and support a team of maintenance technicians, ensuring efficient and high-quality work. Assign daily tasks, monitor progress, and provide performance feedback.

Assist in hiring, scheduling, and developing maintenance staff to meet the property's needs.

2. Maintenance and Repair Oversight: Coordinate and perform property maintenance, including electrical, plumbing, HVAC, and general repairs.

Ensure that all emergency repairs are completed promptly and efficiently. Inspect and evaluate maintenance needs regularly, setting schedules for preventive upkeep to reduce long-term issues.

3. Budget and Inventory Management:

Track maintenance expenses and adhere to budget guidelines, reporting on costs and identifying areas for cost savings. Manage inventory, order supplies, and ensure all necessary equipment and tools are available and functional.

Oversee vendor contracts, approve invoices, and verify the quality of outsourced work.

4. Safety and Compliance: Ensure that the maintenance team follows all safety protocols and that the property complies with local, state, and federal regulations.

Conduct regular inspections to maintain safety standards and minimize risks. Maintain thorough records of work orders, maintenance schedules, and inspections for compliance purposes.

5. Resident Relations:

Respond to resident maintenance requests in a timely and professional manner. Foster a positive living environment by maintaining excellent property conditions and addressing residents' needs efficiently.

Work closely with property management to ensure a high level of service.

Qualifications:

Experience: 3-5 years of experience in maintenance, with at least 1-2 years in a supervisory role, preferably in multifamily or residential properties. Skills: Strong knowledge of electrical, plumbing, HVAC, and general repairs. Leadership skills and the ability to manage a team. Familiarity with property management software is a plus.

Certifications: HVAC certification and EPA certification are often preferred or required, depending on the property.

Work Environment:

An Apartment Maintenance Supervisor typically works on-site, both indoors and outdoors, to ensure property upkeep. The role may require availability for on-call emergencies outside of standard working hours.

This position is vital for maintaining a high standard of property care and ensuring resident satisfaction, while also providing strategic leadership for the maintenance team.
