PART TIME AVAILABILITY ONLY

I. SUMMARY

Under the supervision of Charles Brown is responsible for basic building repairs and grounds maintenance. This including plumbing, carpentry, painting, electrical repairs, maintaining the physical plant’s mechanical systems, equipment, fixtures and appliances as well as the grounds. He/she ensures that the physical plant is in compliance with regulatory authorities. He/she helps provide for a safe, clean and healthy environment for the staff and residents.

II. THE FOLLOWING ARE THE ESSENTIAL FUNCTIONS OF THIS POSITION

Facility Upkeep
  • Is responsible for the overall maintenance of all buildings and equipment belonging to NCS. Is responsible for the implementation of a preventive maintenance program that ensures the safety and reliability of the equipment.
  • Repairs and maintains the mechanical systems on a 24-hour basis.
  • Makes plumbing repairs and improvements as needed.
  • Maintains and repairs the heating, ventilation and air conditioning systems.
  • Makes electrical repairs and improvements, as needed.
  • Makes carpentry repairs and improvements, as needed.
  • Makes plastering repairs and improvements, as needed.
  • Prepares surfaces for painting and does both interior and exterior painting, as needed.
  • Corrects any and all areas of non-compliance with regulatory authorities.
  • Is responsible for upkeep and maintenance of all equipment and appliances including refrigeration, vehicles, swimming pool, lawn and garden equipment, power tools, etc.
  • Grounds keeping duties: Maintains grounds on a year-round basis, and oversees all roadways to guarantee accessibility and safety- especially during rain and snowstorms. Keeps grounds free of trash and debris. Performs landscaping duties, as needed.
  • Moves and assembles furniture for offices and living quarters.
  • Runs errands for business directly related to Northern Home.
Monitoring
  • Ensures compliance with all fire, safety, and sanitation regulations, and other licensing and code requirements.
  • Conducts safety checks and inspections of facility and equipment and records findings.
  • Assures that all activities including logs and paperwork related to the buildings, equipment, and grounds keeping functions are performed according to Agency standards.
  • Assures record keeping is adequate and in conforming with all regulatory requirements.
  • Assists Manager of Buildings and Grounds to supervise and inspect the work of outside contractors to ensure that work is being done according to specifications.
Communication
  • Attends monthly Safety Committee meetings as the official representative of the maintenance department. Attends other meetings and training sessions, as required.
  • Promotes, creates, allows, and assures effective communication among the staff from the various departments
  • In absence of Director of Buildings and Grounds/Chief Maintenance Mechanic is responsible for implementing and coordinating all programs within the jurisdiction of the Maintenance Department.
  • Performs all other professional responsibilities as they are assigned to him/her by the Director of Buildings and Grounds/Chief Maintenance Mechanic that are consistent with the requirements of his/her position and his/her competencies.
III. BASIC SKILL SETS
  • Ability to communicate and interact with all staff and residents.
  • Ability to read and understand regulatory policies including fire, safety, and sanitation regulations.
  • Knowledge of building trades including plumbing, HVAC, electrical, carpentry, painting and plastering.
  • Ability to organize and deal with details.

  • Ability to work independently and cooperatively as part of a team.
  • Ability to manage work-related stress.
  • Ability to define problems, collect data, and draw valid conclusions.

QUALIFICATIONS
  • Education: Minimum High School Diploma or equivalent; Vo-tech or Tech school certificate.
  • Experience: Vo-tech or Tech school certificate plus two years experience experience or three years experience in building and equipment maintenance, construction, or a related field.
