BASIC PURPOSE:

Installs, maintains, alters, and repairs building-related mechanical, electrical, plumbing, HVAC, and other building systems. Makes recommendations to management to improve the engineering and mechanical performance of the facility and increase the value of the property through effective building engineering operations. Performs assigned engineering projects from inception to completion to include the planning, design, bid, negotiation, selection process, implementation, and coordinating/leading project teams as required.

ESSENTIAL FUNCTIONS:

  • Performs assigned projects to include, but not limited to, the replacement and/or improvements of the Bank's HVAC and mechanical systems. Performs building engineer duties as assigned to maintain the Bank's building rating at a Class "A" level.

  • Provides support and electrical changes information to the Senior Building Engineer to assist with maintaining the building's electrical panel schedules and "one-line electrical drawing".

  • Consults with the Manager, Staff Services & Property Management and Senior Building Engineer on the operation and preventative maintenance for HVAC, mechanical and electrical equipment systems, and recommends actions/projects as appropriate.

  • Utilizes the building preventative maintenance software to document the maintenance and services for all systems in coordination with other team members. The monthly preventative maintenance work orders are assigned by the Manager, Staff Services & Property Management.

  • Inspects, performs and documents building-related maintenance, repair and/or schedules vendors for the repair or preventative maintenance for mechanical, electrical, plumbing, HVAC systems, diesel generators, UPS systems, building switchgear equipment, FM-200 fire suppression system, building fire system, halon system, and the Data Center Power Distribution Units (PDU).

  • Assists with the daily scheduled equipment readings and documentation to verify proper operation for the building's environmental control equipment, critical data processing centers, chiller plant HVAC equipment, air handling equipment, thermostats, electrical meters, fire panels, water pressure gauges, emergency sprinkler systems, mechanical rooms, building elevators, parking gate equipment, sump pumps, time clocks, kitchen/cafe equipment, and makes adjustments to ensure peak performance, and ensures safe and clean conditions for all building systems.

  • Conducts lights-out inspections and replaces burned out lights in the Bank on a routine scheduled basis.

  • Demonstrates creativity and ingenuity, and develops effective engineering solutions as appropriate.

  • Designs, identifies, and/or researches new technologies to create system efficiencies, process improvements, equipment preventative maintenance, improve energy efficiency, and support sustainability initiatives.

  • Works with the Senior Building Engineer to document inventory used, and assist with required parts inventory maintenance.

KNOWLEDGE, SKILLS, ABILITIES:

Exhibits strong problem-solving and judgment. Also exhibits strong interpersonal, time management, and organizational skills.

Ability to provide high quality customer service to internal customers and tenants.

Knowledge in Safety/OSHA codes.

MINIMUM REQUIREMENTS:

Two year technical college HVAC certification or Building Maintenance and three to five years of related experience in the operation, installation, and maintenance of building systems, or the equivalent combination of education and experience is necessary.

Technical experience with all HVAC systems, centrifugal chillers, electrical, plumbing, glycol systems, fire/life safety, and control systems is required.

Availability to work in an on-call status on a rotating basis and after hours without notice, including weekends and holidays, to support customer or corporate requests.
