Job Description

Job Description

About HHP (Health Hospitality Partners) HHP (Health Hospitality Partners) is a healthcare amenities company that puts employees, patients and visitors first. Whether it’s through locally roasted coffee, a delicious meal, or a thoughtful gift, HHP brings a human touch to healthcare settings… our mission is

to make healthcare more hospitable for all . We curate amenities that defy the ordinary with tech-enabled conveniences like smart fridges and cashierless grocery stores; going further, we host appreciation events and experiential pop-ups to foster the connection between hospitals and their local communities. HHP is a young, growing, and well-capitalized company that was founded in 2019. We continue to grow quickly and intelligently; this is an opportunity to play a key role and support the founding executive team in what are still the early days of a unique and growing business. As of Q2 2024, HHP will be responsible for providing best-in-class retail amenities across six healthcare partner systems between Washington DC, Philadelphia, Denver, Scranton, Long Island and Chicago (with a number more delivering this year).

About the Director of Tenant Relations The Director of Tenant Relations will be responsible for managing HHP’s ecosystem of tenants, both growing our portfolio of brands through new development opportunities (Leasing) and supporting select operating HHP sites (Account Management). This will require a combination of a dedicated work ethic, excellent interpersonal skills, and a high degree of flexibility to accommodate the ever-evolving needs and priorities of all three primary stakeholders in the HHP ecosystem (tenants/brand partners,

hospitals/healthcare

partners, HHP). This position offers a great deal of potential for career progression, making it an incredibly attractive opportunity for highly motivated and ambitious individuals. The primary goal of the Director of Tenant Relations will be to proactively cultivate relationships with prospective tenants in key markets where HHP is expanding – while these efforts will be carried out with support from our Acquisitions team, this role will be the main point of contact throughout the tenant leasing process; an ability to work nimbly across internal HHP departments while seamlessly communicating a unified narrative to external parties will be crucial to success. Working cross-functionally with HHP’s senior Leadership team, to achieve HHP’s strategic growth priorities will allow for a great deal of visibility into our development process from start to finish; therefore, prior experience in real estate is strongly preferred (with hospitality and/or retail-specific experience a big bonus). Additionally, working closely with the Account Management Team, the Director of Tenant Relations will oversee and manage hospital relationships at sites in Long Island and Chicago. This will allow the position to develop an understanding of the lease structure as well as learn the ins and outs of HHP’s operating model, thus empowering them with empathy and experience in negotiating future lease agreements. We are seeking a candidate with a strong ability to source, structure and manage partnerships with HHP’s tenants/brand partners through a process rooted in

candor, empathy and persistence . Responsible for both the initial identification and placement of tenants as well as providing ongoing support to their operational leaders, this role will champion the perspective of the local entrepreneurs bringing these healthcare amenities to life. To the extent that non-traditional strategic partnerships present themselves, this individual will be empowered to explore where they might be applicable to HHP’s broader corporate strategy in concert with our founding team of the CEO, President and COO (the last of which this role will report to). As we are a largely remote organization, being

naturally proactive with strong self-accountability

are paramount to the success of all members of the HHP team. You are not only willing to roll up your sleeves and dive into any issues that may occur during the normal course of operations, but you take direction well and enjoy doing so as creative problem solving in a team setting is something that comes naturally to you. Having outstanding communication skills, both written and verbal, will set you up for success both in your day-to-day and on an ongoing basis. Last but not least, you are excited to be a part of an entrepreneurial team that is reshaping the landscape of the healthcare industry… and having fun while doing it

Job Responsibilities Leasing (~50%) Identify and engage prospective tenants, including the creation of opportunity-specific marketing materials, for new HHP development projects Manage negotiations, including marking up redlines of legal documents (i.e. LOI, sublease, etc.), with prospective tenants (supported by Acquisitions team) Secure formal approval of selected tenants from leadership teams at healthcare partner sites Ensure key development deadlines (finalizing construction drawings, sublease execution, collection of marketing assets etc.) of project schedules are adhered to by tenants (in concert with Execution team)

Account Management (~40%) Serve as key liaison to establish and maintain strong relationships with key leaders (both brand and hospital partners) at new sites as well as select existing clients (Long Island and Chicago) Oversee pre-opening and opening tenant activities according to the HHP implementation playbook alongside Execution, Asset Management & Marketing teams Conduct regular site visits to ensure tenant accountability, guest satisfaction and site-specific feedback for internal purposes Review, communicate and resolve inbound tenant and hospital requests Schedule and run bi-weekly/monthly status calls with tenants to create effective accountability, feedback and communication loops across all relevant parties

Corporate Operations (~10%) Escalate prospective strategic partnership opportunities, both traditional and non-traditional to HHP senior leadership team Stay informed of current site-specific, industry and consumer news, events, and trends

Education & Work Experience Requirements 4 - 8+ years of relevant experience in real estate, retail leasing, hospitality, brand partnerships, retail operations Bachelor’s degree required. Degrees in Business, Economics, Real Estate, Hospitality or related fields will be given preference Digitally literate, especially across the Microsoft Office suite of programs, with preference for fluency in Outlook, Word, PowerPoint and Excel, as well as Slack and Monday.com

Preferred Skills Excellent leadership, communication, creative problem solving, project management and decision-making skills Strong organizational and time management skills Familiarity with lease agreements, operating proformas, P&L statements and architectural drawings Communicating and presenting effectively, both orally and in writing Detail‐oriented with a commitment to a high‐quality work product Thinking independently and present viewpoints in a thoughtful and professional manner Presenting information in both oral and written form in a clear and concise manner Well‐developed interpersonal and communication skills Ability to thrive in a self-starting, fast‐paced, multi‐tasking remote professional environment Passion for the fields of real estate, hospitality, and/or healthcare Job Details Job Type Full-time Compensation Competitive, market-rate salary Equity compensation is also a possibility for select candidates Location Company headquarters is in St. Louis, MO but role can be remote Physical location in St, Louis, MO, Austin, TX, Chicago, IL, Philadelphia, PA, or New York, NY is preferred but not required Benefits Medical, Dental, & Vision Insurance Unlimited paid time-off (PTO) HSA & FSA available Schedule Monday to Friday; weekends as needed Roughly 40-50 hours/week, as needed Travel Occasional travel to St. Louis headquarters Occasional site visits throughout the United States Occasional conference attendance throughout the United States Company Description HHP (Health Hospitality Partners) is a healthcare amenities company that puts employees, patients and visitors first.
