Construction Superintendent

Summary:

To provide on-site coordination for all phases of construction projects, including coordinating subcontractors, material and equipment, ensuring that plans and specifications are being strictly followed, and work is proceeding on schedule and within budget. Superintendent shall be responsible for scheduling, inspections, quality control, and job site safety.

Essential Responsibilities:

  1. Schedule subcontractors, consultants, and vendors on the critical path for timely project completion.
  2. Perform quality control checks on the work.
  3. Communicate changes, RFI's, and material submittals with the Project Manager.
  4. Ensure subcontractors fulfill their contractual scope of work.
  5. Coordinate inspections with local authorities.
  6. Identify and address safety, health, and environmental non-compliance by subcontractors.
  7. Report and resolve construction progress conflicts with the Project Manager.
  8. Maintain a daily log in ProCore, ensuring all sections are filled or marked "N/A."
  9. Handle Superintendent duties at multiple job sites if necessary.
  10. Complete the Job-Site Set-Up Checklist in ProCore.
  11. Conduct daily Plan of the Day Meetings.
  12. Facilitate Project Safety and Quality Assurance Preparatory Meetings.
  13. Perform daily Safety Inspections and various Safety Inspection Checklists.
  14. Conduct Material Receipt Inspections.
  15. Issue observations of non-compliance to subcontractors and ensure timely corrections.
  16. Keep the job site clean and organized.
  17. Log RUSH employee hours in ProCore for self-performed work.


Secondary Responsibilities:
  • Assist in obtaining permits and approvals.
  • Manage project material submittals and approvals.
  • Identify work areas beyond subcontracted scope.
  • Lead pre-construction meetings with subcontractors.
  • Open and secure the job site daily.
Job Scope:

The Project Superintendent is accountable for completing projects on time, following plans and local codes. They schedule subcontractors, consultants, and vendors, ensuring adherence to plans and specs. Conflicts or plan revisions are resolved with the project team. The Superintendent enforces quality control for construction and does not have the authority for financial agreements.

Supervisory Role:
  • Supervise subcontractors, consultants, vendors, and Assistant-Superintendents.
  • Ensure adequate manpower and compliant work.
  • Monitor project security personnel.
Knowledge, Skills, and Abilities:
  • Manage multiple subcontractors and vendors.
  • Identify and resolve deficient work.
  • Communicate using various tools.
  • Read blueprints.
  • Physically capable of lifting up to 100 lbs.
  • Monitor job site safety.
  • Exhibit strong customer service and interpersonal skills.
  • Effectively communicate orally and in writing.
  • Work collaboratively and demonstrate professionalism.
  • Prioritize, plan, and organize work.
  • Maintain high-quality work and productivity.
  • Observe safety and security protocols.

Other Qualifications:
  • Ability to travel to assigned job sites.
  • Clean driving record.
  • Must pass drug screening.
  • Must be a US Citizen or Permanent Resident with ability to obtain security clearance.
Education and Experience:
  • High School Diploma
  • College Degree in Construction Management or related discipline preferred.
  • 5-10 years of Commercial ground up Superintendent experience.
  • Proficient in trades and computer literacy.
  • Proficiency in Procore mandatory.
  • Office software proficiency (Master Builder, Microsoft Office).
  • Ability to read, interpret documents, and public speaking skills.
Language Skills:
  • Read and interpret documents.
  • Write reports and correspondence.
  • Effective public speaking.
Mathematical Skills:
  • Calculate figures and amounts.
  • Apply basic algebra and geometry.
Reasoning Ability:
  • Solve practical problems.
  • Interpret instructions in written, oral, diagram, or schedule form.

Work Environment:

While performing the duties of this Job, the employee is regularly exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; outside weather conditions; extreme cold and extreme heat. The employee is occasionally exposed to toxic or caustic chemicals, risk of electrical shock and risk of vibration. The noise level in the work environment is usually loud.
